Buying - Seller not give tenant notice

I'm a bit wary of how much we can ask the EA about the tenants, without sounding like we're getting cold feet. I've contacted our solicitors to check about the tenants and process. Hoping that they will confirm, for example, that nothing can happen while the tenants are still in situ (i.e. it sounds better coming from them!).
I believe the tenants are renting. It sounds like there is some agreement that if they move out earlier than the end of contract, then the sellers will not enforce payment to the end of contract, but I would like to have that in writing if it is the case.
I have every sympathy for the tenants, as we've just been forced out of our rented accommodation so the landlord can sell, so I have no intention of causing them extra stress. We are staying with my parents in the intervening period, so it's not impossible for us to wait until August, but also not exactly ideal! (although we will be saving considerably more money that way).0 -
Good news! The tenant is moving out next weekend (which is a relief, as we had ended up applying for the mortgage and had paid the fees. Oops). Sellers have been a bit slow up to this point, but have every reason to be quick once the tenants have actually left (yes, I know, they might not, but all accounts say that they have somewhere else to move to in place, so wouldn't presumably be moving next weekend rather than August if they didn't have somewhere to go!).

I'm in exactly the same situations but a few weeks behind(mortgage approved, seller and I have instructed the solicitors, but no notice has been served ea said the notice will be given on the 3rd to co inside with the rent payments) getting very worried that notice has not been served, hopefully everything works out pls let us know how u get along0

Make sure that you re-inspect the property after the tenants have left and before you exchange, as you take the property at the state it is in at exchange. It may be that the tenants have actually left by the time your survey is done, which is all the better - but what I've suggested is the minimum.0 -

As it turned out, the tenants moved out on 16th May, so that wasn't a problem (phew!). We've seen the place empty, and the survey was done last Thursday with it empty. Hope yours works out, 123sirajul.
Somewhat interestingly when we were there, there were builders up on the roof. We turned up and they said "ah, are you the new owners (well, not yet, but nearly!) - you'll know all about us being here then". Errr, no... Turns out they were re-doing a bit of the roof where there had been some damp come through. I'm a bit confused as to why the sellers would be voluntarily doing this however - any ideas?!
On the other hand, we are still waiting for the contract pack from the seller's solicitors - they are being ridiculously slow. It took them 3 weeks after accepting out offer to appoint a solicitor, and another week to get the memorandum of sale sent out. I am anticipating another month or so at this rate for the contract pack. So annoyed about all this after there was all this talk of "quick sale". Ha! As if...0 -

Idea number 1:
The surveyor says that there is a hole in the roof.
The vendor either patches it, or waits for you to say it needs a complete roof, and drop your offer by £6kWell life is harsh, hug me don't reject me.0
