    It's a plan that's the issue.

    The draft contract will contain a plan and many local authorities need one before they will carry out the required search.

    Why is it taking so long for the vendor's solicitor to get the draft contract issued? This would be making alarm bells ring for me.

    What's the vendor upto? Are they buying? Is the chain fully formed?

    Offer agreed and chain forms up
    Solicitors instructed
    Sales memorandum issued by agent
    Purchaser applies for mortgage
    Vendor's solicitor prepares and issues draft contract
    Vendor completes seller's enquiry forms and returns to solicitor
    Valuation/survey carried out
    Purchaser pays solicitor for searches
    Searches requested
    Renegotiation of price due to survey findings - if required
    Mortgage offer issued
    Purchaser's solicitor receives seller's enquiry forms and raises any enquiries
    Searches returned
    Responses to enquiries
    Purchaser visits solicitor to go through paperwork, hand over ID and deposit
    Completion date agreed between all parties
    Contracts exchanged
    Completion takes place.

    My solicitor would not submit searches until they received the draft contracts, and my sellers didn't want to instruct their solicitor until the mortgage offer was approved and survey's completed.

    You can use the estate agent to chase the sellers solicitors to find out why the draft contacts haven't been released yet.

    The vendors have the property pack. They are selling the house which belonged to their parents its a brother and sister selling. The sister is on holiday til the end of the week so the brother is waiting for her to come back so they can fill it all in together. I am hoping that the vendors solicitor can send the plan to our solicitor so they can start the searches.
