Rented house damaged

Hi All,
I have rented my flat and the tenant moved out yesterday.
I was't there for the checkout however i went to check the flat yesterday and following are the damages they have caused
Dirty walls
Spider nets every where
Dirty bathroom full of mold
Dirty washing machine full of hair
Water tab loosen up
Scratched laminate flooring
Hole or dent in the carpet
I don't think above are seen as normal wear and tear right?
How do i go about deducting money from their deposit? Do i have to get official quotes?
My flat was managed by martin&co whom are horrible . It was a managed service which they were involved in taking the deposite ...
They can't release the deposit unless they have a permission from me , right? I am asking as they did a check out on thursday and i did mine yesterday so have not had a chance to contact them. Just worried they may nave released it but then i am not going to be very happy about it and will sue them

None of that is fair wear and tear.
However what does you initial inventory say about those things?
What did the checkout inventory say that M&co did? As that was first it will hold more water if it did go further.
Was the deposit protected?0 -
Have you instructed the agent what you want them to do about the damage, in writing? Why not? They work for you.
What does the check-in inventory say about these items? If you want to make deposit deductions, you need
* to be able to prove the damage was caused by the tenant (ie was not pre-existing)
* to be able to prove the cost to rectify
* to allow for 'betterment'.0 -
i will instruct them soon and will email them however I have not had a chance to do that yet.
I am in london and had to travel 200 miles to go and check the flat as I don't trust the agent doing a good check out.
the initial inventory is detailed and lists everything .
In order to proof , do i need to obtain a quote from professional organisations ?
I can proof all above as the inventory list clearly states the full condition of the property ( it was 6 pages for 1 bedroom property0 -
Yes you'll need quotes to justify the amounts you wish to deduct. But otherwise I see little problem.0

How long did the tenant rent the property for?

the deposit was protected by dps. the tenant was there for 2 years
the agent just got a quote for the work which was £110 for cleaning and I did ask for £200ish as compensation for damages. For instance they have damaged the carpet and if I was to change it then I have to pay around £200 or more to change that .
as they have damage a small part of it and also number of other thing I have asked for £200 compensation
is dps fair in considering all disputes etc ? I have taken photos and have a detailed inventory . the inventory lists everything and their condition (clean, marks scratched etc) .
the tenant had 7 days to disagree with this when they moved in but they didn't and now lot of things are wrong so I am using the same inventory list to hold them responsible0 -
You don't get 'compensation'
You are running a business.
How much was the carpet? How much is the expected life of the carpet? How much of that life has been cut short because of the tenants actions?
That is what DPS are interested in, not compensation. if you have already submitted the claim simply asking for compensation you won't get it.0
