I used this site when buying and trying to work out what furniture would fit; worked well.

Tricky - The are so many estate agents around here (even one called '1% or less') that it's easy to negotiate a rate. We also let them use a sliding percentage scale, so it was 'win win' - the more they sold it for, the great commission rate
Fixed %age rates encourage estate agents to 'just sell' and not just 'get the best price'0 -

I have a proposal idea for EA's
I value my house at say £180K
So we agree that the estate agent markets it at £190K.
If they achieve a sale of less than £180K they get 0.5%. Between £180,001 and £185K they get 1% but if they sell it at £185001 and above they get an additional 50% of the amount above £185K so If they actually put some real effort in they get something out.0 -

Sweethome3d is a brilliant piece of software
You are right - it is free but takes some considerable time to learn how to use it - you can even create "WALK AROUND" 3D Models - I used it to design a friends office complex a few years ago and it is extremely impressive (when you get the hang of it)
