    Hi,

    We are considering trying to sell our house privately and would like to try(?) to prepare some floor plans.

    Pls can anyone advise how we should best go about this and whether there is any easy to use free software that could help us?

    I don't know if this is any good - but it's freeware....?

  • i created my floorplan on Visio. Considering the hassle i should have sucked up my EA's £25 charge for the floorplan! I think it was mainly problematic becausebi very rarely use Visio. Would have loved an iPad app to do it!

    Your EA charged you extra? I'd have told them to do one.. then again, we managed to drop our fee down to 1%

    Yeah - it's left me with a healthy disregard of the 'services' an EA can offer. Given the way we found our new house (basically glued to Rightmove 24/7) I would be sorely tempted to use an internet EA (we were practically present for every house viewing and negotiations don't faze me). 1% was a good rate though!
  • Tricky - The are so many estate agents around here (even one called '1% or less') that it's easy to negotiate a rate. We also let them use a sliding percentage scale, so it was 'win win' - the more they sold it for, the great commission rate

    Fixed %age rates encourage estate agents to 'just sell' and not just 'get the best price'

    I have a proposal idea for EA's

    I value my house at say £180K

    So we agree that the estate agent markets it at £190K.

    If they achieve a sale of less than £180K they get 0.5%. Between £180,001 and £185K they get 1% but if they sell it at £185001 and above they get an additional 50% of the amount above £185K so If they actually put some real effort in they get something out.

    Sweethome3d is a brilliant piece of software
    You are right - it is free but takes some considerable time to learn how to use it - you can even create "WALK AROUND" 3D Models - I used it to design a friends office complex a few years ago and it is extremely impressive (when you get the hang of it)
    Give it a go ......
