From Under Offer to Sold STC

I was awaiting a call from my solicitors Friday about issues with the house we are buying, these issues should have been resolved but I'm none the wiser, anyway the EA has changed the status of the property from Under Offer to SSTC!? Have they been told something we haven't? What would prompt the ea to do this? Thanks.

    OK, let's spell it out slowly:

    If "you are buying" the house, it means that your offer was accepted and that as such it is basically "sold STC" (sale is agreed).
    Otherwise, you are not "buying" the house, you have just put an offer to the vendor, which in estate agent's lingo means that it is just "under offer" (someone has offered to buy it).

    Hence post #2.

    Sold subject to contract means pretty much the same as under offer.

    SSTC is often applied once buyer has had results of survey/valuation done & buying process proper has began with solicitor in place.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Well our offer was accepted 25th Jan, solicitors instructed next day, searches finished mid February, we've not exchanged due to issues on their deeds so wondered what had happened to make the ea change it now?

    Seriously, it's just a flag on RM. It means _NOTHING_ in relation to your sale.
  • If it's anything to go by ours still says under offer and we exchanged contracts on Wednesday so the status on rm isn't overly accurate. Good luck with your purchase :)

    We've had the offer accepted, survey done, mortgage offer issued, draft contract issued, searches sent out and enquiries to seller's solicitor sent out - and it still says "Under Offer" on the agent's own website (it's been removed from RM etc). I think it's just down to how the agent does things.
