    Failing that we would buy 2nd hand if it put us closer and in a better area.

    Just into the Farringdon area. Moorgate etc would be fine to walk.

    You could get a three bedroom house in Luton for that money and get to Farringdon in 45 minutes.

    Thamesmead or Plumstead? OK, I'm thinking back to student days 20+yrs ago, but unless they've changed drastically they should be budget-friendly.

    Many new builds will cost you far more than second hand homes so don't be seduced by shiny new kitchens! You may find there are no lights, flooring, tiles, etc. And they usually charge a premium for it! Don't forget the second you buy and walk through the door it becomes second hand so you'll lose any premium (if you did pay over the odds). With such a small budget, I just can't see you getting a two bed new build in a decent area.

    Not all second hand properties need 'doing up'.

    Yep, Plumstead is just affordable, along with Thamesmead. But I'd not want to live in either.

    Thamesmead is very run down and crime ridden. Think it has a lot of new builds that took a long time to sell...for a reason.
