Hello, I am looking to move and my preference is for a 2 bed flat (new build). I need to get in by public transports into Farringdon, so I wouldnt have to be more than 50 mins by commute.
Our budget is £195k.
Would prefer to be be inside M25, but would consider outside M25 to stretch budget. Would consider a non-new build to be closer in and/or more choice.
Any suggestions of where to start our search would be great.

The "commute from" website? However, with that tiny budget I think you're going to be hard-pressed to find anything inside an hour's commute.0

East Croydon. Struggling to think of anything else okay on the line...

PS You'll struggle with new builds. They're often more expensive. Or do you mean something built within X number of years?
Tight budget.

Sorry still thinking.
If you have to forget Farringdon, you could find a route into City Thameslink, or Barbican, Moorgate, Blackfriars or one of the Central Line stations nearby and walk.
Gordon Hill, Enfield http://www.rightmove.co.uk/property-for-sale/property-45622337.html
Possibly Welwyn Garden City (outside M25).

My partner currently works in the Farringdon area and his daily commute is from Charlton Station (Southeastern Trains) into Cannon Street station (a 20min - 25min journey) and then he either walks to work, which takes another 20min or takes the Circle line from Cannon street to Farringdon Station (2 stops). I believe you can still find newish properties around this area within your budget. The postcode is SE7. You can also look at areas near other stations along the same train line like Woolwich (especially the riverside Royal Arsenal redevelopment area) or Abbey wood & Belvedere were you will get more space for your budget.0

Borehamwood would take you into Farringdon in 30 minutes.
A few things in your price range with 2 bedrooms.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Only realistically one (ignoring the park home, sold ones, and those above shops). And that has no pics and is likely to be 'a bit grim' and is 1.4 miles from the nearest station.

Charlton is out. Too pricey now. Even Abbey Wood's not really affordable!! Try RM. Ridiculously expensive for a not-particularly-nice area.
Would get something in Woolwich.
