i never got inventory. guy never came round to do it.
in terms of protection on deposit. how do i find out? its with a estate agent. big one0 -

No incoming inventory means that it is extremely difficult for them to deduct anything from the deposit because they cannot prove you caused the damage.
Do leave the place basically clean and as you found it though.in terms of protection on deposit. how do i find out? its with a estate agent. big one

What are you trying to achieve?
You are contractually bound to pay the rent until the end of the contract, even if you move out.
Or are you worried about being evicted during the tenancy?If you've have not made a mistake, you've made nothing0 -
Just pay your rent every month in full.
Lodger pays you.
They cannot evict you until the end of the 12 months unless you stop paying rent.
Don't even mention the lodger to the EA.
And perhaps change the lock if you feel they might snoop...Should've = Should HAVE (not 'of')
