If this is a new brewery site for an existing product, it might be worth visiting where it is currently brewed for an idea of smells. Tbh the scent wouldn't be a factor for me, it would be the delivery vehicles and what is really an industrial complex on my doorstep. Regular HGVs would completely put me off, even with sound proofing you will suffer from it and alienate a large pool of potential buyers with families or who want to be in the garden. Equally if it's the right money for the right price, go for it, but remember you will have little recall against the brewery knowing its plan going in unlike the current vendor.

You don't have to tell the name of the brewer involved, but is it a small craft brewery or one of the bigger/high volume outfits?
The impact of the brewery will vary dramatically depending on the volumes they're planning to produce on the site - a small craft brewer you'd probably hardly notice but a larger operation will potentially come with additional heavy goods vehicles, noise, smells, parking issues (if there isn't sufficient on-site parking for staff) etc.
I wouldn't be bothered by a small craft brewery but wouldn't want to live next door to a brewery for one of the high volume national brands.Common sense?...There's nothing common about sense!0 -

The plot is five-acres or so, to house the brewery, R&D and a teaching centre. They are brewing for export (but aren't a national brand, as I would think of it) and are going for a "sizable" facility, compared to their current domestic levels. I have no idea if that is large or not! My knowledge of breweries is zero!0
