Living near a brewery?

I am starting to house-hunt. Thought I'd found a nice place, until I go and look for local news stories and I find that a brewery (subject to planning) is going to be set up almost right opposite! In the middle of a town!

I can only imagine this will not improve my chances of re-sale?

Does anyone have any experiences of living near a brewery? Effects on house prices, noise, smell obviously, etc?

    I haven't lived near one but I walk past one on the way to work every so often, it does create a strange smell around it, but it's not all the time. I've gone past on different days and times and it's on intermittently i suppose they use it only during the stage they need it. It's not the nicest of smells tbh. Also this is only a small local brewery so if this is going to be a big one it could be on all the time. It did put me off buying a flat near this one

    Adnams doesn't seem to have had an adverse effect on house prices in Southwold. We've been there on holiday on several occasions, you do get some strong smells but I guess if you're local you get used to it.


    Years ago several miles from where I lived we used to go past a factory which produced brewing sugars - the smell was evil.

    Giving the type of brewery would give away the location, but it won't be a 'normal' brewery. I still imagine that smell and noise and such will be an issue. Shame, seemed like a possibility.

    If permission is granted it will be right in the middle of a town, right on the main road. Although the brewery have bought up quite a lot of land at the back, but probably not enough to make a difference.

    Ushers had a large brewery right in the middle of the town where I met my OH.

    As I recall, the smells that emanated from it were more pleasing than dung or silage, which is what we have now in the middle of the countryside.

    People quickly get used to smells, so I wouldn't be put off by a brewery for that reason, but I might worry about lorry loading and the noise of trucks leaving the depot in the early morning.

    I think you should look at the planning to see exactly what's proposed. A micro-brewery would be very different from a production facility run by a large company.

    Planning applications are due to be made in the next couple of months, according to the news article, but from that it looks quite large scale with R&D as well as a training centre. So I could wait, but then potentially miss out on the property. First time buying just got even more difficult!

    There was a brewery in my town and every thursday what you could smell was Hops.Its now been turned in to a posh hotel now.
  • I used to visit tadcaster regularly where john and sam smiths breweries are. Must admit the smell of hops is pungent and not the nicest of smells neither are the number of lorries in and out the place but then its a very small village
