Removing a Flat Roof

Hi All,

I house I bought some time ago was in a condition of absolute disrepair so I had to undertake a significant renovations of the property.

The property is three bedrooms, one kitchen, one dining room and one living room. For reasons unknown the previous owner built on an extra section to the house which was made into a second kitchen. My house is a bungalow and the extra section consists of a boxed room with a flat roof. At the moment this extra area is used for nothing more than storage although there were issues with leaks from the flat roof that have now been rectified.

I'm looking at the long term plan for the house and this room and with the flat roof I'm considering tossing this additional unit and closing off the house so that it will be restored to its previous condition. Does anyone else have any suggestions?

    Never come across the use of that term in this context.......

    Are you asking for cost of removing the roof, or removing the room?

    Removing the entire extension due to it being a flat roof and due to it being unused.

    Ring a few builders for quotes.

    Or use the room for something.

    So you have an extra room and repaired the roof and are now thinking of knocking it down?

    Why not use it as a dining room or utility room?

    In value terms the property value will drop.

    My problem is that the flat roof has a limited shelf life, so when it gives in again be it one year or five years I don't want to spend hundreds of pounds again on repairs. When it leaks again I want something more sustainable put in place.

    can you replace with a tiled roof and make the room more usable?

    I would ask 3 builders for quotes 2 options: 1- to knock down or 2 - to change to a proper pitch roof.

    If pitch roof wasn't too much more then I'd do that and convert it into a utility or second bathroom, could it become an en-suite ?? This would (probably) add more value than knocking down.

    Surely the cost of knocking down and removal of it all, plus any making good would cost more than a long term repair to the roof.

    Id fix it or consider changing to a pitched roof.

    Excellent point in relation to tossing the extension and I agree that the best option is to keep the extension but the next problem is what to do with the flat roof?

    We made a very dodgy flat roof into a pitched roof.

    The flat roof was too low, so we kept the inside of the pitched roof as a pitched roof inside. (I'm sure there is a word for that.) we insulated into the eaves rather than create a ceiling to insulate above.
