    Other than the roof, is it a well built extension, does it match the bricks/windows etc of the rest of the house. Assuming the rest of it is good, id be talking to builders about a permanent fix.

    A flat roof if done well can last well over 25 years, often more. If it can be made into a pitched roof then that can last 50-75years plus.

    Do you know a builder, if not speak to any friends/neighbours/family who have had work done to get recommendations and chat though the options and costs with them.

    We chose to buy our house because of its extension which provides extra space on the ground floor. An en suite had already been fitted into the room. Maybe one day when we are old and decrepit we will be glad of that.
    Yes, it has a flat roof, and yes, we have had to spend a small amount getting a leak repaired, and yes, we will be spending more money to replace the flat roof with something more durable which in modern materials should last 25 yrs or more.
    We Are not going in for a pitched roof because of the lay-out and neighbours.
    So I would say you would be throwing money away to get rid of extra space. Ours has patio doors and we call it our garden room.

    Use single ply epdm should get a new roof that will last at least forty years for about £90 a metre plus vat of course. Got to cheaper than demolition. We do them all the time
