Thanks Nilrem, the previous owner did some really awful/stupid stuff to the house tbh, but luckily once this is sorted this should be the last thing to fix!

And no I don't think so consumers, I've told the tenants that they can keep anything they want to in our garage until we sort it though - but I think at the moment they just have a bike in there (covered over)
