    Thanks for that :) Will have a look in the yellow pages.

    The EA is saying they have people they can send round, but I don't really trust them, to be honest.

    Hi Charlene - don't worry about names. My concern is what qualifications does he have if he's now saying you need the advice of a Chartered Building Surveyor. In other words isn't he one himself in which case why is he doing surveys (if that makes sense!).

    It all seems very thorough - it's just his comment on needing the advice of other professionals which makes me question his qualifications!

    I see what you're saying Mary, and my husband and I had this very same conversation! Ugh! All of this doesn't look good anyway, but the EA has arranged someone to have a look at the rendering and damp readings on Monday, so we'll know more then.

    At this time, vendor isn't willing to budge a penny on the price, then again, who could blame her? She knows that two months since the offer was accepted, house prices are still moving forward, so she can't lose, either way.

    Charlene - would get your own quotes to be honest - don't forget EA is working for the vendor so in his/her interest to sell the property so they get their commission.

    I know :( Many builders are being funny about providing quotes as I'm not the owner of the home, but then I've been feeling a bit low about it all, so having been putting in the effort I should have been.

    Will try again tomorrow, with some new found enthusiasm I hope!

    Hi all (if anyone still reading this!)

    The EA progression team got back to me with approximately £1500 plus VAT for some work on the damp (wasn't specifying exactly what would be done) and the rendering.

    He said I'll still need to get an independent report about the load bearing wall being removed.

    He also repeated the fact that vendor will not budge at all on price.

    We're going to pull out now. Will update home buying thread as I have a few questions around solicitors fees at this stage etc.

    I think that's a shame. It didn't sound like a bad house. Even when people quote on damp for you, it isn't necessarily something that actually needs fixing.

    Your vendor isn't budging because the market has been rising. Are you going to buy at all now?

    If the price offered/accepted didn't take into account all the extra work, then I think you're doing the right thing pulling out. It'll all add up very quickly.

    My place needed damp and woodworm sorting, new boiler/heating, new kitchen, new bathroom, new ceilings, and plenty of plastering, as well as having an abestos garge roof. BAsically modernisng throughout, apart from the wiring, but the price made it worth it.

    Problem is that prices have been rising in London like the floodwater has been rising in Worcestershire! The cost of the work is most likely a lot less than the amount that house prices have risen by in the last few months.
