1st time buyer - Category 2 issues on Home Report

I've viewed a house I really like but there are some Category 2 issues on the home report, mostly relating to damp.

What's the process here? Do I get a contractor to come and assess the damage and try to arrange a time to suit the owner? Seems like a bit of hassle and I can't imagine contractors would be too keen as the chances of these turning in to real jobs must be slim :think:

    For anyone interested/if relevant the issues on the Home Report:
    Main walls: There are some distorted/hollow sections of external render. There are also some distorted areas within the common pend, including localised damp staining to some lower wall areas. Damp staining can be indicative of associated issues.

    There is some weathering at brickwork to the base course area.
    Windows, external doors and joinery: There is some localised uneven mastic sealant to window surrounds. There is also condensation/moisture evident within some first floor window units.
    Internal walls: There are localised moisture readings evident to some hall plasterwork adjacent to the bathroom apartment. Moisture readings can be indicative of associated defects.
    Electricity: There are some mixed aspects to the electrical system, including an older style fusebox. Qualified electrical contractors can give advice on upgrading/rewiring works to electrical systems and associated pertinents.

    As per usual this is a very vague report. Is it an older house? Only these are typically the sort of things surveyors mention & there's nothing there that would alarm me too much or put me off of buying a house I really liked. All older properties are going to show up with problems of some sort.

    Unless you are going to pay for a damp technician to come out & do a report, you won't get any company willing to do a free one as you're not the owner of the property.

    Once you own a property, trades people will be more willing to come out & despite what a lot of people suggest, not all damp proofing companies are out to rip people off. In the Victorian property I used to own the survey showed up some damp & once I moved in I called 2 different local companies out. Both told me that the readings were very low & that they didn't consider any work needed to be done.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
