You will need to have the mortgage in your own name to fully remove him from the property and title deeds.
Speak to your mortgage provider.
Some (C&G are one) have an 'equity transfer team'. Essentially they'll speak with you about putting the (or 'a') mortgage in your name and send out all the relevant paperwork for you both to have his interest removed.
You'll need to sort that loan/payment for the equity of course. They might help with that although I don't know for sure as I haven't been through the process and different providers might do things differently.

Do you have a new mortgage agreed?
If you are unable to get one you may need to either find someone else to come on the mortgage with you, sell up, or ex stays on mortgage0 -
A transfer of equity will result in the ex being removed from the deeds - however they may try to polish up there 'transfer team' it should still need solicitors to be involved for completion of the paperwork and any SDLT return form. The Ex will also need to use a solicitor as well to ensure paperwork covered and witnessed correctly.
I have recently completed this with Britannia.
It will still require you to pass there affordability criteria and any loan \ funds to pay off the ex would need to be in place for the mortgage transfer to take place, so would be taken into account for affordability \ equity calculation.
Britannia required there to be 15% equity when mortgage moving to a single named person.. So you may need to check for any other Mortgage qualification terms that the company has in place.0 -
I believe so. Give them a call, see what they say. Your provider might not offer the service but worth checking.
