Putting house on market for one possible house to buy

    why would a vendor who has an open house this coming saturday , in an area already said to be `hot` , accept an offer from a would be buyer who isnt in a position to proceed?
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    We are doing. Unfortunately we do want the same ones - our last sale and purchase were through them and they are pretty much the best for our area.

    Just go for it Halle. As others have said go for an estate agent who will offer a short term contract and be agressive. That way if you don't get the other house then you can just come off the market and nobody loses.

    You never know something else suitable may appear, especially if you are talking to agents.

    If you haven't already rung up an agent to get them over to see your house this afternoon then you are waiting too long.

    Depends on how much OP offers, and the position of other people who offer. There is absolutely no harm in offering. Worst that happens is you've wasted an hour viewing and ten minutes on the phone and they say no.

    Also depends on the vendor and whether they want a quick sale.

    We've done it!
    Contacts signed and viewings start tomorrow - the EA is marketing a house similar spec to ours but the better postcode for £50k more. They have had offers up to the asking price and are about to make a decision so all their left over buyers can be sent our way :-)
  • Just wanted to say good luck in selling quickly,
    my story is sort of like yours saw a house we loved but your house wasn't for sale, but this house was perfit, we put our house on the market, hoping our would sell in time to get this house we loved. Any way it took a long month month to sell ours. We put a a few offers in on this house and finally got our house offer excepted. We are now a hopefully exchanging in a few days.
    So hopefully our story will show you that things could still be possible for you.. Good luck xx

    It's real! We came home to a for sale sign and had two viewings last night. The photos are being taken today so the details aren't online yet but they were people who had been looking at the similar, but more expensive, house down the road.

    One couple didn't even hide how excited they were and are having a second viewing about now. They asked about other interest and the (quite inexperienced, it seemd to us) EA told them that as they were first in and there was no open day booked they were in a good position. Erm, if interest is good over the next couple of days we will have an open day next Saturday so we can have final offers the following week. It's not even online !!!!!!!

    Now we know there is serious interest at the marketed price just need to 'win' our house on Saturday. It's going to be a bit of a juggle because they are both on at the same price and are both expected to go over but our offer depends on how much ours gos over. Luckily we are the EAs prefered buyer (no sh*t, that's £25k fees for a week's work!) so they can assist with the negotiations and give us a good idea of what the score is on both before we offer.

    It's nerve racking!

    Had our first offer (£635k) from our first viewing and put an offer on the want we want (620k) - prior to Saturday's open day on EAs advice, in the hope both sales can be wrapped up by then.

    As they are both valued the same we will be happy if they both go for the asking price.

    Very impressive, I do like it when people are very decisive and it works out (or at least is someway to working out).

    I suppose it certainly helps being in the London market, just make sure that you don't lose the one you want by being too tentative with your offers.
