    Well... how big is "tiny"? As my entire/sole living room will be about 12'x11' only actual figures can be used to decide if it's a posh alert or not. By the time you then factor in the entrance doorway is mid way on one wall (say 3' wide) and the other end is patio doors - and having to keep a gangway between the two clear, you're not left with a lot of space/options for furniture as you're then dealing with one strip of 4'x9' on one wall and 4'x9' on the other wall... with two "corner spots" either side of that door to think about.

    Well - overall, you have more square feet per person than we do already, even not counting Aethelbald yet. We'll be down to 350 sq feet / person once we count him in. And you have a shed, and a garden, and all sorts of other multi-million pound options.

    Our studies really are tiny - you couldn't fit a single bed in either. Once my glory-hole (I'm with LIR, it's a useful word in its non-dodgy sense) is cleared up, I'll photograph it.

    Although a lot of things you only need once. e.g. one bathroom, one kitchen, one telly space, one sofa, one table, one vacuum, etc.

    That's what's the trouble with smaller houses - many 1-bed houses are 1/4 of the floorspace being taken up with the staircase. My downstairs loo, while handy, does take up a lot of space - it's about big enough to add a shower in as it's got to be disabled friendly.

    Mine's got a floorplan total area of 730 sq ft.

    I've been Money Tipped!
    In.....um, ( thinking about corporate flats) Brussels flat number two I think, DH had shelves like the ikea ones you all like but I don't think they were ikea ones, if they were I'm really impressd. These had some low cupboards below I think, and the holey room dividing units above and were seriously heavy and chunk and really fantastic. They divided the bedroom area from the sitting room and dining room areas.


    I'm trying to remember other details about them but cannot ATM.





    Today I want to find something I never thought I'd want. A plant stand. In fact I want a few. I have confirmed I am not allowed to put window boxes on the house ( fine and fair at the front but would have liked one under bathroom window and utility at back) . Might argue bathroom one down the line in a decade or so, but in the mean time I want plant stands with sides, like free standing window boxes on legs, with legs of different height preferably so I can have similar ones under different height ground floor windows at the back.

    I'd really like something is never thought I'd want and that's something sort of 'victoriana' or gulp 'shabby chic' that can go under the north side study window ( unlike NDG I think our study is quite sizable, not library cavernous, but it used to be the kitchen and had room for a table in the middle, though the walls got padded on the inside ( doozer knew what kind of house this is).

    I'd like something I can go and buy this week so I can have it planted up with mints so DH has something nice to return to on Friday in the garden he has started working on!

    Depends how many people - with, say, a family of 6 you'd probably need more than one bathroom and sofa, and at least a bigger kitchen, if not more than one.

    I did come across this house half a mile or so from our place, and although not one bed, more than half of it seems to be stairs or lift - very wasteful of space! It's 7 floors, only 10 feet 8 wide, and although it says it's 2045 sq feet in total, each floor actually has only one room, just over 100 sq feet in size, with the rest being a loo, lift and stairs on each floor.

    Sounds great - are window boxes a planning permission problem, or a practical one?

    OH reckons the difference between "shabby chic" and "primary school art / craft work" is usually just that you pay for one and the other arrives free in your home if you have a family member of the right age.....
