    thanks everyone. I'll drop the agent an email to let them know when we are available for viewings I think and just see if they can stick to those times (haha very limited due to work schedules) and I'll cc the landlord in.

    Funny, we're in the process of buying a house and its *touches wood* gone so smoothly.

    Exactly, they need to fit around you not the other way round. I'm going the other way at the moment, selling my house and moving to rented for a while, and any viewings where tenants are still in place are being arranged at their convenience.

    Just an update for you all. We had another viewing arranged on Saturday and to their credit, they actually turned up. I had a call from the estate agent and they've put an application in.
