Viewings on rented property

Hi everyone
Just after some advice please.
We gave notice on our rented house two weeks ago and have it until 4th April, with intentions to move on the 29th March.
We instructed the landlord and he in turn told the estate agent. Now we have had no dealings with the estate agent in the 18 months we have lived in the property, everything has been done through the landlord, so no issues there.
So far this week I've had two couples arrive unexpectedly having booked viewings through the estate agent and them not telling us (despite having all contact details). First one was 6pm, when we were in the middle of our tea and the second was at 11:00am when I was in bed having finished work at 9am. I let them in, being the nice person I am, and then rang the agents to let rip.
Anyway the agents have been more proactive and have booked in 3 viewings for today. 9am, 9:30am and 9:45am. No one has turned up.
Obviously I understand these things happen but I just want to know what our rights are, considering we are still paying tenants until 4th April. Are we able to refuse any viewings until after the 29th March, when we will move out? We have the carpet cleaners scheduled to come in so the house will be empty and clean etc. It doesn't say anything in our tenancy and I don't want to cause issues with our landlord as we have a great relationship with him.
Any help or advice?

You should be receiving 24 hours notice for each viewing. Is anyone from the LA turning up to do the viewings or are they expecting you to do them?
In your position I would contact the LA to let them know which dates and times are suitable for you for viewings to be carried out. I would also put this in writing to them. You don't have to allow access for viewings so this would be a good compromise because as you say, you have a good relationship with your landlord so don't want to cause him issues.
In fact it might be worth contacting your LL with your concerns if you don't get anywhere with the LA.0 -
24hrs notice & if they !!!!!! you around too much just refuse all veiwings until after you vacate. You have right to quite enjoyment of the property until you leave.I don't respond to stupid so that's why I am ignoring you.

No, they are not turning up. They don't have keys luckily, neither does the landlord.
The two couples who turned up I knew nothing about, but was happy for the other three today as my partner is at work and my son at nursery.

You can, if you want, refuse all viewings so that you can retain your right to quiet enjoyment. Or you can ask them to leave it until when you move out. By the time the LL goes to court (if he/she chooses) to get a court order to allow viewings then you will have left.
However, this does seem unreasonable. The LL does have to find a new tenant.
Most people seem to come to some sort of compromise. You must be given at least 24 hours notice and you have to give permission.
And/or you can give the LL certain days and times when it is convenient to you to have people viewing.
Make sure whatever you decide to do you get it all in writing.0 -

Well I don't want to be unreasonable at all but so far we've had two unknown viewers turn up, then 3 scheduled who haven't turned up. My partner works shifts during the day and I do nightshift as well as having an almost 3 year old to contend with, so I think it swings both ways.:j:jOur gorgeous baby boy born 2nd May 2011 - 12 days overdue!!:j:j0 -

Are you implying the agreement says "Tenant must grant all viewing with no notice and is to show the property to the prospective tenants without assistance from the Landlord or Letting agent"?
Sounds like you have a good relation with the Landlord, I'd give them a ring and tell them their agents are acting unprofessionally.*Assuming you're in England or Wales.0 -

That's good.
You therefore have not agreed to do ANY viewings, so it is up to you to decide if and when you allow any to be done.
