If the shoe were on the other foot, you would also want to get moving as soon as possible. Find and securing a property and moving into it is a very stressful experience. Why would you want her to prolong it?0

Going to see what she comes back with as I still have her references to complete anyway. Certainly not going to rush to return them
If she does not give the correct notice, then you can treat the tenancy as continuing.

I am all for tenants using their legal rights, I know mine as a landlord.
Section 21 of the 1988 housing act says I always win.
If the landlady wants to be down hundreds of pounds due to letting this tenant go, then that is her perogative. She wanted advice, and got it.
This might cost you a sale, months where someone is living in your property and not paying rent and lots of inconvenience. Meanwhile the market dips and you don't get what the house was worth 6 months ago.
Meanwhile your ex tenant is on benefits and has been told to pay back your costs and rent at £1 a week for the next 70 years.
I'm all for enforcing rights - but taking that kind of chance for 2 weeks rent seems foolhardy to me. Same as rubbing up the tenant the wrong way by withholding references.
Reminds me of a very weak manager I once had - an employee had lost £2, it turned out, while depositing a sum of money at the local bank - he had the whole of the accounts department tracking down this sum and what had happened to it, once that was discovered the assistant manager was asked to phone the bank, report the £2 missing and then collect it the next day when the bank's books didn't balance. Must have cost the best part of £500 to recover that £2.
Still rights are rights! God forbid some employee had pocketed that £2.0 -

It's not 2 weeks rent, as the tenant has not served a valid notice.
