How Important Is A Floorplan When Selling?

    A must for me. Unless it has something special that would make me want it no matter what the layout I prob would not bother to view it.

    it isn't technically a must as it wouldn't actually stop me viewing.

    However, it is always an irritant when an ad/EA doesn't use floorplans. I'd always insist on one, as it is an important part of producing a good rightmove listing.

    Depends if you're in a hotspot or not. We've just bought a house that didn't have a floorplan. We wanted to buy on a ridiculously popular estate. Large, but only three houses came up for sale last year (including ours) and all sold within a few days. We phoned straight up to view the minute anything in the area appeared on Rightmove, irrespective of the quality of the listing. The EAs could have just posted with no photos, no description or anything, and we'd still have viewed.

    On the other hand, if you're in a slow market area where there's lots of competition to get viewers then anything you can do to stand out can only help.

    For modern, boxy houses I think they're a bit less essential. If you've got a quirky layout (that's obviously from the photos), it's a good idea to include one so that people can understand the house.

    Lack of a floor plan makes me think there's something being hidden - I viewed a couple of houses that didn't have a floor plan on the listings and they had layouts I didn't like/found awkward (downstairs bathroom, third bedroom was a converted garage, had to walk through the living room to get to the kitchen etc).

    Those experiences put me off looking at properties without a floor plan because I automatically think there's something wrong with it. If your house doesn't have an off-putting layout then it's definitely worth including a floor plan in the listing - otherwise a lot of people will assume the worst and not bother to view.
    Common sense?...There's nothing common about sense!

    As a buyer - not essential but a major irritant if there is none. So, no floorplan means I'm looking at an advert for a house and not getting the warm fuzzies and in fact feeling slightly irritated, whether this is good or bad for the house I don't know as if the house was suitable then it wouldn't stop me viewing.

    If I viewed and the lack of floorplan was hiding a strange layout then I'd probably not bother with the house anyway - you need a lot of trust between buyer and seller imo.

    As a seller - we actually decided not to use a particular national estate agent as so few of their homes on zoopla had floorplans. It made me wonder about the rest of their marketing abilities tbh.

    Yes exactly - in the past I've mentally blacklisted EAs with poor ads and not used them.

    So in fact, the floorplan is more important to the EA than the vendor...

    I not only want a floor plan that indicates the layout, I want it to have the room measurements on it too. Having to toggle between the description for room sizes and the plan for layout is a major irritant.

    As a buyer, I much prefer to have a floor plan. Lack of a plan wouldn't prevent me from viewing a property which otherwise looks/sounds good, but it is irritating, and it also means more wasted time - I viewed several properties because the photos and descriptions made them sound like possibilities. The layout was then not suitable for me. Had there been a floor plan I would have known that from the outset, not viewed a and not wasted my own, or the seller's time.

    When I put my property on the market and was picking an estate agent I looked at each agents listings on rightmove etc and rejected those who did not have floor plans as standard and those that had poor quality / out of focus photos, on the basis that if they can't get those basis right I wouldn't trust them to sell my home!

    Yes, I definitely want to see a floor plan, with measurements, and total square meterage of a property. With a floor plan you can see whether you could knock through some walls to make a more practical layout, or make the house more suitable to you. I would much rather have a large bathroom than have a spare box room, for example. Floor plans let you know whether your ambitions could be feasible.
