bluffing estate agent or not?!

    If you see an in house adviser then when they go through what service they are offering you will have it confirmed that your details on not passed on to the estate agents without your consent.

    I am not sure where some people are getting their info from with regards to estate agents bluffing the prices etc. Just open a paper and you will see what it happening to house prices, not enough houses means prices are going up unfortunately and I can see it happening right in front of me daily.

    Also, this whole of market advising makes me laugh..... if someone could pass me the details of someone who does WHOLE of MARKET in the true sense then I would love to meet them. HSBC, TESCO, POST OFFICE......??

    Look if your offer is genuinely the highest they will go with you if you are FTBs and maybe if you are just close. Where I live, lots of properties are going asking price or above and quickly.

    As others have said if you don't think this house is worth asking price, make your current offer best and final and live with the decision, maybe even give them 24 hours to think on it. If the other bids are fictional you'll find out very quickly.

    Sadly, this is a sellers market and you'll either pay at the upper end of what you think something is worth or you won't pay at all IMHO.

    It may or may not be a bluff... We were on the market for 15 months (one offer accepted during that time, but their buyer fell through), then had two viewers within 24 hours who started a bidding war... So it does happen.

    Agree with PP: you need to take it seriously, but don't go over what you are prepared/willing/able to pay.

    EA may or may not be bluffing, but if they have rejected in writing it's less likely to be a bluff (and I'd ask for them to do this, if they haven't already).

    No idea why you are advising people not to discuss their mortgage details with estate agents. This couldnt be worse advice if you tried!

    Any seller is going to want to know if a potential buyer is able to proceed. Of course they will try and sell their products. They may, or may not be of interest to that buyer, but that is for the buyer to make an informed decision.

    If you catagorically refuse to provide information to the EA about your affordability, they will relay that to the seller - that is what they are paid to do.

    Good luck to you taking such an !!!! about face attitude - i doubt you will get anywhere productive with it

    Because Estate Agents are rogues, and their "IFA" will be getting a kick back from them. Get a mortgage in principle from a truly independent financial advisor/mortgage broker and rock up to the Estate Agents office and show them how you are proceedable.

    Do not get a mortgage from an in-house Estate Agent IFA.

    To be blunt and not beat about the bush, but in a nutshell what others are saying here is that you are a pair of naïve fools who the EA's are seeing coming from a mile away.
