How did you know your viewer was going to offer?

Hi All,


I bit of a random question, but did any of you have a 'feeling' that a viewer was going to offer? And if so were you right?

Would be interested to know your thoughts so I can keep my eye out for signs. I have had people talk about what they will do with each room, but no offers yet.

  • The woman in the couple was trying to look calm but kept talking excitedly about where she wanted to put furniture, what colours to paint etc, the man was much harder to read - I ended up getting an offer for asking price from the first viewing.

    It's very easy to becme property obsessed! I did that too :)

    I have had a couple of viewers act like that, but they haven't sold yet so fingers crossed one of them may sell theirs soon and come back for a 2nd viewing :)

    I think I am going to try for the poker face when I see the house I want.

    I didn't get any signs but a phone call to say they weren't interested then two days later they made an offer!

    The most interested often appear to be the least interested.

    We viewed a property 3 times once. In the end never made an offer. Nothing fundamentally wrong with the house I should add.

    The ones that gush and enthuse don't usually buy. The ones who try to keep a poker face are the ones who are serious contenders. ;)

    A viewer on our last house telling us she was happy to pay asking price and that she would ring the agent and put the offer in formally as soon as they were open the next day was a bit of a clue (we conducted the viewing). She did, and we sold it to her. :D

    Tbh though, you could see how much she loved the place before she mentioned offers. She kept stroking the oak beams and the stone walls and absolutely gushed about the place, and how there was nothing else like it that was in her price bracket (absolutely true, which was a massive bonus for us).

    When we sold my late grandfather's house though, it was more difficult. Lots of people seemed very keen, but only a few offers came through. I think this was more to do with the fact that some of the people who loved it couldn't afford it though, to be honest.

    I suppose the lesson is that you just shouldn't make assumptions based upon age, appearance etc.

    The buyer of our old house, which despite being a character cottage, was definitely in FTB realms as far as price was concerned, was in her mid 40's. She did turn out to be a FTB, as it happened. I wouldn't have guessed that.

    On the same vein, when we viewed our current house, it was evident that the EA thought he was wasting his time showing us. Two twenty somethings were clearly not the people he thought would be willing/able to tackle such a massive renovation, and he clearly couldn't wait to get the viewing over and done with. Very disinterested. Amazing how his attitude towards us changed when we offered and had it accepted. Later found out that there had been more than one sale fall through when people had found out just how much money they would have to sink into the place if they were to tackle it employing builders, so perhaps his attitude was somewhat justified.

    Still, never judge a book and all that!
