How to sell with noisy neighbours

To all those who have managed this, how do you sell a house with noisey neighbours? Im aware you have to disclose any issues or problems you have had with your neighbours and i have environmental health on the case so its well documented the problems i am having.

You have 3 choices as far as I can see:
- Be up front and somebody will buy it because they see a bargain and be prepared to negotiate the price downwards
- Don't mention it until it comes to the paperwork and hope that they feel committed to it by then
- Lie about it and hope that they don't find out and sue the crap out of you
I'd probably go for the middle one as I'm a bit of an Arsenal but not a fraudster. In theory you could go to gaol for #3 I would think as it sounds an awful lot like fraud.0 -
What can i say in the paper work word for word when it ssys any issues with neighbour? Want to play it down but not lie. Am awake now cos of idiots next door. Why are some people just !!!!in ignorant?!0

Are you able to state something along the lines of "complaint made XX years ago, no recurrence since noise abatement notice served"? Sounds better than if you have to say problem remains unresolved.
FYI we had to disclose when we moved from our last place as our neighbours had been served with a noise abatement notice 2 years' previously after we had had enough of them. In my experience, the great majority of people looking to buy will run a mile if they find out about any neighbour problems, irrespective of whatever discount on price is offered. The remaining buyers won't pay it much heed - but these are few and far between.0 -

You may just be better off trying to rent out the property and hoping you find tenants who dont mind. You couldnt pay me to move next to nightmare neighbours I'm afraid.
Are they council? Maybe you can go through a housing association and then they'll have the two properties next door and presumably have to sort it out.0 -

Unfortunately its not an option to rent my house out, financially i would be worse off and i cant afford to put myself in a worse position. Besides, its my home and ive got it nice. When i leave here i eang it to be to our next permenant home.
Its privately rented and landlord basically told me where to go, openly admitting they couldnt care less. Its with enviro health at the council. Hopefully they will be able to stop it.
Feel like living off bread and water from now on so i can save enough to move quicker although i even feel scared about that now - who knows what my new neighbours would be like. Have a friend whos fence got kicked in, a colleagues neighbour passed away and was devestated by the new owners late night parties and open drug dealing, another person i know has problems with people blocking his driveway. None of these people live in the same area so i suppose it shows how widespread a problem nuisance neighbours is.0 -
Forgot the friend who moved from noisey neighbours themself - took her 2 years to sell hers. Ouch0

Op, you have my sympathies with the neighbours from hell. My friend had the same for 9 years until I got Social Services involved. They quite literally disappeared over night.
If your nieghbours have children, make an anonymous phonecall to Social Services telling them you have heard the kids next door 'screaming in pain' and the sound of their parents 'shouting' at them.Never Knowingly Understood.
