Just to give an update, the week after I made this post the agent called me to say the vendor had had a re-think and was now prepared to accept our initial offer. As we were £2k down, we reluctantly said OK, provided the vendor went to his solicitors to answer our enquiries ASAP.
The following week, got a call from the agent to say the vendor had confirmed he had been to his solicitors and answered all the enquiries and the flat was due to be vacated by his kids in the next few weeks. Excellent.
Last week, we still hadn't heard a peep from the vendor's solicitor, so we got ours to chase. Endless voicemails left and emails sent. Then on Friday, our solicitor received a letter saying 'We would love to respond to your enquiries, but we still have not heard from the vendor!!!!!!!'.
Massive alarm bells started ringing as somebody was clearly lying to us. We told the agent and she tried to get in touch with the vendor, and apparently couldn't get hold of him (he doesn't have a voicemail).
Last night, she called me to say the vendor had gone on holiday (thanks for telling us!) and told her to remove it from the market - he doesn't want to sell it anymore.
What an absolute waste of time. No more money down, but another 6 weeks lost. The guy's a complete cretin - I've got his address and I'm half tempted to write him a letter.
I'd love to say 'lesson learnt', but I don't think I would do anything differently next time.

At least you've only lost 6 weeks, some people get this c**p for months so move on and start again.

I can't bring myself to think of this as 'accepting your original offer'
The seller already accepted your original offer at the outset.
Then they tried to renegotiate for £30k more. You refused, and the seller has now 'abandoned attempted renegotiations', for want of a better term.0 -
I have a horrible feeling the property will be re-listed with another agent soon, for over £30 grand more...............
I just hope when he does seriously want to sell, he is relentlessly dicked about by every potential purchaser and then develops very hungry termites!!There is no shame in not knowing; the shame lies in not finding out.0 -
What an absolute cretin. His behaviour is totally immoral and unacceptable. No honour or decency whatsoever.
Keep an eye on Zoopla and when it reappears put in a huge offer to make sure you get it, then just mess him around with excuses for several months before pulling out.0 -

It's rubbish and it's unfair and you've been messed around and you've ever right to be livid, but really, it won't do you any good to dwell on it.
Focus your energy on the real task, finding a place and getting it.

Isn't the estate agent now entitled to their fee? I get the impression that London agents don't take prisoners. If there is a ready, willing and able contract, they had a ready, willing and able buyer.
I think there's going to be a bill landing on the vendor's doorstep...Everything that is supposed to be in heaven is already here on earth.

Agree to new price but tell solicitor to not do any more work because you need to delay a bit to get at long term savings cash. Then sit back and do nothing but stall the agent and all enquiries.
Either that or agree to the new price and the day of exchange lower your offer by 30k.0
