Because at present the onus is on the buyer to get the valuation done, and that's why mortgage companies will appoint their chosen surveyor since the survey is being done for their needs. In Scotland it's needed to get it on the market so is slightly different though works in the same way for mortgage purposes in that lenders usually accept the report, provided it's less than three months old.

I don't think I suggested that the system starts with one person. I'm suggesting that the lenders would accept buyer-commissioned surveys if a similar countrywide legislation provided that every seller commissioned a survey/HR prior to placing their house on the market and made this available to buyers and their lenders.
As you can see above, I suggest that if the folks in E&W want change, they lobby their MP.
Doesn't the MSE code of conduct suggest that you shouldn't have your business name as part of your user name?0 -
When we made the offer, we paid £600 over the asking, and won on a sealed bid. So obviously other bidders didn't feel it was worth asking back then, so i'm hoping they won't now.
You showed how keen you were.
And going to sealed bids has obviously made their heads spin.

Get a friend to approach the same EA looking for a 2 bed flat with £410K-£420k to spend, cash, no chain. And see if the EA leads them to this property.
If they do have them put in an offer and do nothing for a few months whilst you look elsewhere.0 -

Even £390k for a 2-bed flat in London seems crazy. But then London does not belong to this planet
@OP, you don't really have a choice. Either meet vendor's demand or pull out.
May be you should take this opportunity to review your requirement of whether you want to spend that much for that small or want to move out a bit and get a far bigger property.Happiness is buying an item and then not checking its price after a month to discover it was reduced further.0
