Great tenants who have always paid our rent on time and currently up to date, and kept the house in as good a state as we could until recently- in spite of damp and mould all over the place, scrubbing the walls with sugar soap weekly, purchasing a dehumidifier to run 24/7 to minimize the damp problem because LL wouldn't provide one or sort out the central heating so we have been frozen stiff all winter, managing a week without running water because the slack SOB didn't get the correct soil pipe sealant in place in the toilet so water poured from the toilet through the lounge ceiling yet LL didn't class it as an emergency because we could "just turn off the water", regularly doing 20 mile round trips to drop off his mail at my own expense, storing his items in the loft and previously allowing LL access whenever he wanted because we wanted to be reasonable? We absolutely are/were. Then LL wants to shaft us by charging £200 for a £50 repair for which wasn't our fault, and then it is highly likely he is ripping us off further by not getting consent to let and pocketing whatever surplus he is making rather than maintaining his own house?! of course my other half is going to be angry!! We could have quite easily done what other tenants on the street have done (one neighbour is a cleaner and has had plenty of work on her doorstep!) and left the house a disgrace- we want to put it right but in our own time.

    Go and troll somewhere else.

Then you may be liable for further rent which could be deducted from your deposit.

The correct notice is not one calender month. See

Ending/Renewing an AST (what happens when the Fixed Term ends?)(What is a Periodic Tenancy?)(How can a LL remove a tenant?)(How can a tenant end a tenancy?)

Thanks G_M. We have followed the quoted example (checked on MSE first before handing in notice!) so we should not be liable for any additional rental payments :)

Update: non stop calls from LA and LL and LL demanding to come round on Monday. I smell a change of door locks this weekend!

I would not do that if I were you.

Why not if we are prepared to change them back (it's only 2 mortise locks) and they are threatening to come round without agreement or a valid court order?

job!! It was only when my partner threatened to chin the LL if he didn't leave in 30 seconds that he left and let it drop].

You don't seem to be doing yourself any favours!

For catty smells try either vinegar or sodium bicarbonate ( sodium hydrogen carbonate buy from a DIY shop) sprinkled on the carpet and leave overnight then vaccuum up.

Feliway might help settle the cats down.

Do you have relatives close by who could take the cats for a couple of days or just the day until the LL has been around or maybe put them into a cattery? I'd hate to think of them escaping and it could be difficult to entice them back with all the packing going on.

Did you not read the earlier post:

Thanks Borkid will give that a go, the washing powder trick hasn't completely eradicated the smell.
Sadly no relatives nearby and was hoping to avoid the chattery as little cat in particular hates it and is already quite stressed but I think in this instance the poor puss will be stressed regardless so it may be the lesser of two evils.

Have you written to the landlord and the agent advising them that you won't welcome any visits for repairs/ inspections/ viewings/anything else they can think of?

If you haven't, you must do it right away. They are going to be desperate to get in and try to get a new tenant lined up. And will probably go ballistic when they turn up and find they can't get in. Still, after what you've been through with this landlord it could provide some amusement
