Don't want landlord coming round

    It is probably in the LL's best interests not to show prospective tenants round until the place has been thoroughly cleaned. If I went to view a property and it reeked of cat pee then it would put me off.

    The LL doesn't appear to have been particularly dynamic when it comes to repairs so just let him sort them out once you've gone.

    Get a big fat pen and write

    "NOT AT THIS ADDRESS" on his mortgage letters and put them in the post.


    And make sure the cat pee smell has really gone.

    That was 13 months ago and we haven't seen him since despite repeated requests to undertake various aspects of maintenance, all of which have been via email. He's not been in any hurry to make our living conditions any better and any goodwill on our part evaporated a long time ago, so no, I do not want him turning up and fixing stuff whilst we are trying to get packed and moved only to push the rent up for the next poor sod.

    One calendar month notice as part of a rolling one-month tenancy agreement - we have been out of the AST for the last 17 months.

    My worry about having the cat in the property and the landlord turning up is that pusscat could do a runner. A threat from inside and a threat from outside from bully-cat too.

    If your cat is being terrorised by another one outside the peeing is most likely being caused by stress. If you haven't offered your poor cat a littler-tray indoors I suggest you do this now.

    The bio laundry detergent cleaning method is a good one but you also need to get down to the underlay and clean that as well. In your position I would be looking to hiring a Rug-Doctor or similar before you leave, quite possibly using it at least a week before you vacate so you'd have a chance at going over it again.

    Thanks Bitter, my thoughts exactly. Bully cat is my other pet! They have their own litter trays that are scooped daily and changed every 2-3 days plus they are fed separately to minimize disputes but sometimes bully cat will just chase after her and be nasty even though he's been done and gets plenty of fussing from me.

    Didn't think about doing the underlay as well, will get onto that this evening, and good idea re using rug doctor twice. Cheers!

    I would add on the front ...this is a rental property .

    Serves him right if the mortgage company do investigate him...

    Oh, your poor little pusscat! The wee mite has no peace and security anywhere at home. Some bully-cats park themselves right by the litter-tray to prevent access. You do realise that you're in danger of bullied kitty decamping to more favourable surroundings, aren't you? I'm not in favour of people re-homing pets on a whim but in this particular circumstance I would give it some serious thought. Unless I could put their bed and litter-tray in a secure room accessible only by the bullied cat's microchip or magnetic collar through a cat-flap. You should definitely consider keeping them separated somehow.

    Then you may be liable for further rent which could be deducted from your deposit.

    The correct notice is not one calender month. See

    So your have breached your agreement by having the cats and threatened to punch the landlord? You sound like great tenants!
