 just wanted to vent my frustrations.
we were hoping to exchange on Friday (persimmon's 28 day requirement) but are still yet to hear any response/enquiries from my buyers' HBR  it was done a week last Thursday
(my val should be done done today i hope - newbuild, should be straightforward)
now wondering whether i'll lose my stamp duty incentive!

We still haven't gone back to our seller with survey results after 3 weeks. That is because I've had a nightmare of a time getting quotes. However she does know there are issues as people have been to check electrics etc. Maybe there are just no issues with yours?0

in an ideal world i'd say that was entirely possible, but i live in a 1900s terrace and even the surveyor said there were a 'couple of minor issues' lol
i wouldnt mind if i knew what was wrong and they were waiting for stuff etc, it's not having heard anything that's getting to me!
time to ring the EA again i thinkSpreadsheet-obsessed.0 -
I sympathise. My buyers surveyor came round 2 weeks ago and we have not heard anything back yet. Very frustrating (especially as both the valuation, and the survey, I had done on the property I hope to buy were very quick, so I know it can be done more efficiently!)All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0

It really depends on the company. E.surv, which is used by many companies, took an eternity.
I had to arrange a structural engineer's report, called a local independent on the Monday, he was there Wednesday and had the report emailed in PDF format on the Thursday.0 -
So I rang the EA (didn't get to speak to the manager who deals with all the sale-sy stuff, but someone looked on the system) AND
apparently my buyer's mortgage offer will be ready by Friday???
does this mean the survey was more than likely ok?????????????????Spreadsheet-obsessed.0 -

No, not necessarily. Because a) estate agents lie and b) there maybe a retention on it, depending on what the report says.
I would contact your solicitor and get them to contact the buyer's solicitor and ask through that channel.0 -
I agree with RH , get your solicitor on the caseNever, under any circumstances, take a sleeping pill and a laxative on the same night.0

Don't forget that a survey report acquires more gravitas and an appearance of thoroughness if it takes a longer time to issue than seems necessary.
There's an expense that needs to be justified after all.

Hahah true indeed Lord Baltimore!
Well we have heard back from my sol, buyers have asked me to sign saying we'll vacate on completion (standard i assume) and a copy of my electrical certificate.Spreadsheet-obsessed.0 -
How are things today?
We're in a similar position (buying from Persimmon), we're selling to a FTB.
Persimmon's requested exchange date is 10th March but unlikely to meet that deadline, more realistic date being 17th onwards.
Fingers crossed for you. Even though this is my 6th house sale and purchase, my 'keep calm and wait for everything to fall into place' approach is proving a challenge!0
