Estate agent valuations

If they're worth their salt, they will know that the OP has been on the market recently. Even if they're not, isn't there likely to be a sale board out front with SSTC on it?
My property is in a block of appartments so even if they noticed the original listing it could be any one of 12 appartments. I did not have a sale board so no issue there and original picture is just of appartment block and no indication of appartment number.0 -
That's even worse than asking three of your local agents out, as the online guys will likely be travelling from MUCH farther away....
As regards getting it in writing, can I refer you back to #2...?
Not necessarily as i know one online agent has valuers who live in my area.
I understand that i will get it in writing if i have it done by a surveyor but i would need 3 different surveys which will equal £££. Don't mind paying a fee but £120 for each valaution is alot of money!0 -

I don't see any reason the council will not accept one surveyor's valuation. If it's good enough for HMRC, it should be good enough for the council.0 -

They want 3 valuations so can take median figure and use it as the average price. No other way around it unfortunatly, my solicitor has been trying to sort it but without the 3 valuations they simply won't let us complete.0
