Estate agent valuations

I am currently a seller who has a buyer (offer accepted 7th October) and no chain but still waiting to complete due to numerous issues mainly inadequate solicitor (mine unfortunatly). We are so close to completion at the moment but the council are requesting valuations from 3 local estate agents to prove i am only selling for 75% of the value (bought under a local government scheme).

My question is....how do i go about getting estate agents to value the property now and give me a copy of valuation? The property has been sold through one agent but i never had it valued by any other before putting it up for sale. Do i just pretend im interested in selling and get them round to value and ask for it in writing or im guessing if i tell them the real reason i need it there will be fees invovled?

    Get an RICS surveyor to value it.

    There shouldn't be any reason why the council won't accept this.

    It would be good enough for divorce, inheritance tax and CGT purposes, so it should be good enough for the council

    when you give your address to an estate agent - the first they will do is 'search properties in your area' .. and they will see it is currenlty sstc - and not want to waste their time!

    For a property I was selling I had a private buyer interested. He made me an offer lower than I thought was market value.
    I contacted 2 estate agents to come and value it and send me an email with the valuation, which they were both happy to do.
    Mortgage free for 5 months :T Then got another mortgage:rotfl:

    Yesterday i went into some local estate agents to explain situation and ask for an idea of cost for valuation. One estate agent offered to send me an email with valuation based on a neighbouring identical property for free, another agent is yet to get back to me and one agent wants £120 for valuation.

    The council will only accept 3 valuations from different people (one being the estate agents who have marketed it for me) so i see no option but pay £120 even though i think this is a ridiculous price!! I have emailed some online estate agents to see if they offer to do it any cheaper, ive spent a fortune trying to get to this point already and im really reluctant to spend anymore money when im selling for bargain price already!

    I asked the council and they still want three valuations even if a RICS surveyor values it. There doesn't seem to be any way around it so im shopping around for the cheapest way of getting valuations.

    Just call up 3 agents and ask them round! They wont necessarily know that its your property unless your house number is advertised on your current agents details?

    My intial thought was to just invite agents round and not tell them why i needed the valuation but i didn't want to be dishonest. If i do that now i will have to use agents out of my local town as my local ones know my situation now.

    I might try online agents and get them to come and value it. Im all packed and ready to move with minimal furniture so might look strange. I need the valuation in writing (either hard copy or email), will valuers do this for me?

    If they're worth their salt, they will know that the OP has been on the market recently. Even if they're not, isn't there likely to be a sale board out front with SSTC on it?

    That's even worse than asking three of your local agents out, as the online guys will likely be travelling from MUCH farther away....

    As regards getting it in writing, can I refer you back to #2...?
