Tenant forged AST.

I think at the moment, given the facts, the chances are that any prospective tenant would be more suitable than the ones you are having issues with.
You don't seem very sure what you want the outcome to be. It's business, sometimes things don't go your way. Know when to cut your losses and move on and when to stick around and fight for what's yours.0 -
Thanks very much for all your replies and advice.
Obviously it's given me much to ponder - heart versus head and all that.
Fingers crossed it can be resolved satisfactorily.0 -
TDS will go by the letter of the law and whatever is agreed on paper and completely ignore anything else regardless of any circumstances. This may be in your favour or not. Certainly will be not, if you subtract anything unauthorised from the deposit.
It's all complex to me but I would stop listening to what the tenants say and simply begin a measured methodical approach to getting rid of them and getting the money. Ignore everything they say, do not talk to them, and just start posting them letters dictating what will happen. You can't trust anything they say, so just go this route. Then screw them over for the entire of their deposit money for being dicks. Based on my own experiences it's quite easy to get screwed out of your deposit, even with TDS
