The agents said the offer price was to get people in, but that we ought to get multiple offers and therefore be able to get 20k or more above that. I could take the offer, but I think given the low number of viewings and the single offer, my husband is unwilling to let it go until he has more 'proof' that we won't get any more rather than just letting it all rest on the one day and five viewers, given there's a fair amount of evidence that more viewers should be possible. I think there's a chance the price tolerance has been reached and there's just not as many viewers about as previously.
You and your husband have different views on this. Essentially he thinks property will get more viewings and a higher price, and you think the market is cooling in your area and asking price offer might be the best price you could get.
If you do decide to resume viewings and/or take off the market until your tenants have left to try for a higher offer then I imagine you will do the decent thing with the potential buyer with an offer on the table - let them know what's going on so they are free to decide whether to increase their offers or walk away.
Your tenants have put up with people looking around on open day, which was very good of them, and possibly thought that was going to be the end of it. They have every right to refuse further viewings while they still live there. So in deciding what to do next have a thought for them too.
