Not that long, just before Easter, so about 6 and a half weeks, so no great loss to wait. As I said, I do expect them to vacate in timely manner, they have acknowledged receipt of notice and have been cooperative in everything, even though the mum of the family, who is my main contact, is very busy working and studying in her spare time (and now, or shortly, househunting as well, poor woman!)0

An offer has come in at asking, which is a relief. I want to see if I can get a few more viewings in at the weekend; I can let the offer hang for now as we don't have to hurry (still nowt suitable on market at our end!).
The agents say no one else has expressed an interest in viewing since the weekend, and I worry they've stopped bothering to push it because there's an offer on, and it's not worth much to their 1.25%to try for an extra 10 to 20k. So I guess I'll keep harrassing them this weekend, and see if that might motivate the potential buyers to bid up. As my husband says, they're probably keener to buy than we are to sell at this stage.0 -
To refer to my original post, can an agent really make adifference to viewer numbers when surely everyone will find the house viaRightmove etc if they’re interested in the area?
If they could make a difference, should we give our 2-weeknotice to them and see if this spurs them to find more buyers?
Without there being competition could we justify saying tothe buyers ‘Another 10k and we’ll take it off the market and give it to you?’
Or should we accept that an offer at asking within 5viewings is good going and crack on with it?
NB, none of the viewers expressed any concerns about the tenants, apparently. Although if we don't take this offer, we'll probably wait until they leave anyway.0 -
Personally, when we have been viewing properties, the 1st point of contact for us has always been with Rightmove. You see a property there and you make contact with an agent to view. I have never viewed or not viewed a property because of the agent. Now, I do know that there are some agents that I would NEVER engage to sell my property - purely from the way they treat the potential buyers and equally there are one or two that have provided a very good service from the viewers point of view.0

i`m confused , why are you trying to drum up more interest when you have an ap offer (you dont say it was a guide price or oieo)

Yes, there is every chance that all that was agents' bull, though we did have friends in the area say that they'd seen people queuing up for open days when anything went on the market, and there isn't much on so we did expect better beyond just anything an agent might say. My husband is quite competitive, and if someone says they'll get him something he will be extremely loathe to let them get away, as he would put it, with delivering less.0 -

OK. Having tenants will put off some buyers, no doubt about it, who won't even view (I wouldn't).This is most likely why some of the expected buyers didn't turn up for the open day. So if you think you can get more wait until your tenants have left. That, of course, means turning down the offer on the table now.
I don't imagine you have in writing that the agents will get you more than the asking price. So your choice now is do you accept the offer on the table, which is the asking price so not to be turned down lightly, or take it off the market until your tenants have gone and then put it back on. If the hot market continues not having tenants will probably make a difference to the number of viewings and the price you will achieve. I say 'probably' because, obviously, it's not an absolute certainty.0 -

2 days ago you were talking about sacking your agents as you thought they'd overpriced your property by up to 20%.
Now you're talking about sacking your agent as they've only got you an asking price offer - a price that you said excited both you and your husband.
On top of that you want a further £10k from the only interested party in order to remove it from the market despite the agent telling you there's no other interested parties.0 -
And I don't recommend going back to buyers who have made asking price offer for another 10k - might backfire, asking price might be as far as they can go.0

Yeah, we're not going to do that. I think a lot depends on what happens in the next few days. The agent has taken the stuff about the open day off the online profile, so maybe that will encourage some people to take a look this weekend.
I'm basically thinking aloud here, so I make no claims to being logical.I didn't say we were both excited by the price. My husband was excited and I was a little, but also sceptical.
The agents said the offer price was to get people in, but that we ought to get multiple offers and therefore be able to get 20k or more above that. I could take the offer, but I think given the low number of viewings and the single offer, my husband is unwilling to let it go until he has more 'proof' that we won't get any more rather than just letting it all rest on the one day and five viewers, given there's a fair amount of evidence that more viewers should be possible. I think there's a chance the price tolerance has been reached and there's just not as many viewers about as previously.
I don't think viewers were put off seeing it by tenants; I don't think any of them knew prior to viewing that it was currently tenanted and according to the agents, none of the feedback related to them still being there.0
