    Thank you for your advice as I was not aware of my rights regarding the inspection reports, i have just heard today from the EA confirming that the landlord wants the deposit i.e, 1500 plus 1550 more, i am yet to raise it with TDS as the EA has left that to us as to whatever we want to do now.
    I am also thinking about the court action, as i have hear its quite informal, do you have any idea on this please? Thx!

    They didn't even answer the question we raised about the £75 charge for the tap which was not in the check out inventory but written with the deductions at the end, its all so confusing and seems like I have to start all over again raising my points in front of TDS now, as they didn't reply at all to the letter and just said they are sticking to what they claimed initially and now its our choice.

    Can somebody please suggest that if the Estate Agents in our case Connells were managing the property and still all the conversations are through the state agents, as we have no direct contact info of the landlord, who do we send a letter before action and who is most likely to present the landlords case?

    So you have written to the letting agency using the letter B&T drafted but have you made a claim through TDS yet? You have to do this NOW and then you can think about sending more letters.

    If you write to the letting agency requesting contact details for the landlord they have to supply these within 21 days I think.

    Yes i have wrote the letter as bitterandtwisted told me so with more details and pictures.
    The letting agen tcame back saying landlord still is asking for the deposit plus the extra amount total over £3000.
    I am looking to go to court but havent raised it with TDS yet

    Don't wait any longer, raise it with TDS straight away as there might be a limit on time that you are able to raise a dispute.

    You should have got on the phone and asked for your FULL DEPOSIT back long ago.
    You have to go through the DPS arbitration first.
    Court is expensive, very expensive
  • Ok i will raise it with TDS today.
    I was just writing to the Estate Agent uptil now.Its been over 1.5 month we left the property
    Can anybody please advice if we do go to the court whose name we put on the letter of action as we dont have LL address, its the estate agent who was managing the property and the dispute uptil now.
