Been on sale for 3 weeks and frustrated already!

Hi All,

Is anyone else currently on sale and finding the whole process frustrating? I've only been on sale 3 weeks, but I'm getting disheartened already with dealing with the Estate Agent and a tad worried about the whole process as it is the first time I have been through the process on my own (previously was with my ex husband). I feel I am spending a lot of money on the Estate Agent selling my house, and although it is only 1%, as a single parent it feels a huge amount to me when I seem to be doing a lot of the chasing.

Would love to hear from anyone who feels the same or who has been there and has any tips to get the best service out of their estate agent.

Thank you!

    Hi

What work/chasing are you doing? (To see whether your estate agent is being a bit lazy...).

Where in the country are you?

I am afraid it can be a long haul. Took us 15 months to sell our last place. Some places fly off of the shelves, others don't :(. I am afraid that patience can be required :(

It's illegal to sell yourself through an 'agent', do you realise? :D

When you chase the EA up are you actually getting responses you wouldn't have known about?

    Hi All,

Its all around chasing feedback, floorplans (which still isn't in place) etc. Its been such a long time since I was last on the market and the last EA was quite aggressive. for example I chased a 2nd viewing and they had received feedback the previous day and hadn't passed it on. As it was a 2nd viewing I was quite eager to hear and am starting to think that if I don't call them they wont get feedback at all.

I'm worried this is a sign of how proactive they are with potential buyers.

    I'm in the West Midlands.

    Thanks for your responses everyone!

Hang in there! We felt the same when we put our house up for sale in November - worst time of year anyway, and didn't get anyone until well after Xmas! Worried, posted on here ( lots of helpful and not so helpful comments about price, look of house, etc) and then got our son to redo photos (he's a professional photographer). Two weeks ago started to get viewings, 5 viewings, 3 offers; now accepted one which we are very happy with. Our agent tells us that from now on people will be looking seriously, which makes sense as it is spring! However, in the meantime, it won't do any harm to check your photos are the best, make sure the house looks good to people who drive past before they book a viewing (pots of flowers, etc), then just try not to panic too much!

That's a very good point. They took the pictures with a little pocket camera. I will see if I can do something about them.

I do panic that I will miss the boat or that my house will be on ages and become stale. I worked really hard to sort garden etc before putting it on the market and now I feel like I'm just waiting.

    Thank you! :-)
  • My house has been on for 3 weeks and we haven't had any viewings yet. The agent hasn't been in touch with us at all. it would be nice just to hear some reassurance! Our EPC has only just gone on the details, so I don't know whether that put anyone off.
I know the market is starting to pick up a bit where we are, but not sure how long to wait before thinking about dropping price etc.

An agent can't force people to either enquire about or view your property.
