    stupidest santander one I had was where we had a client who was currently living in a caravan on a park site temporarily due to having to move from previous home. Postal address was sisters address and notes all over MATS re the park home

    Santander put down they spent 850 a month for holidays and failed it on affordability.

    yep - it was the rent on the caravan where they wouldn't be living after completion.

    Put the ap in at the lower loan amount. Then submit the bank statement and the credit card at £0 balance and ask for an increased loan amount to what you want via mats. I have had to do this before

    I'm getting fed-up reading posts from members who have arranged their one and only mortgage who then seem to think they have a valuable insight into the entire mortgage process sufficient for them to offer help to those in situations and with lenders with whom they have no experience or knowledge whatsoever.

  • Completely agree. The 'I had a default and went with such and such lender and was accepted so you should go there posts'. As advisors we don't recommend lenders without knowing enough about someone's circumstances to know if the lender will lend otherwise it could definitely waste someone's time and worse money. I am happy to give someone an idea as to whether they may be able to get a mortgage but I don't name lenders as without the full picture we can't do that

  • It's a difficult balance between excluding non brokers from the forum, and stopping rhe absolute nonsense you see on a daily basis

    My favourites are when the 'changed job between exchnage and completion'. Invariably its on a new build with like 6 months until completion.
    Posters happy to ignore 10 brokers saying its not a problem and to tell the lender but take the 1 person with 2 posts saying go not mention it or they will lose the house

  • Lucky you. I have lost access to my account as the email address they had on file was for an old email I lost access to about 5 years ago. Appealed to the forum team and offered to answer security questions to prove it is the same person but no dice. 13 years of posting history gone !!!!!!
