If she can't afford to buy the house what is her motivation for being co-operative over the sale? A couple of grand which you said she could have in return for meeting your mortgage-payments? That probably wouldn't cover her moving expenses never mind a month's rent in advance and a month's rent as a deposit on a rental.
I fear you are going to have to make this a great deal more attractive to her. For the moment, she is well-able to put prospective buyers off by letting them know she'll not be going willingly.0 -

I realise all of this, but what I want to know is if she has any LEGAL rights to stay put in the house, regardless of what I want.0

You need to consult a solicitor ASAP. There are certain criteria whereby she could claim IIRC equitable interest in the property, particularly if she is able to prove the mortgage and upkeep payments for any length of time.

No of course she doesn't have any legal rights to live in your home. Why would she? It's yours isn't it?

You really should be addressing your query to the rental and buying forum, although expect conflictng views.
In the end you probably need to see a lawyer and to remove her before trying to sell. Buyers will be very wary of a property without vacant possession.If you've have not made a mistake, you've made nothing0
