Pest control in my rental protental with less than 24h notice

    Whether we agree with the OP or not, she does have a right to at least 24 hours notice before this visit from the pest controllers. She may have all sorts or reasons for not wanting stangers in her flat without her supervision. Please note she is not saying no to the visit, just asking to postpone it to when she can be there, and even to over the costs herself.

    Enough with the mob mentality and respect her rights!

    Which she's had! And I take it you just see LLs as nasty, evil people who don't have rights either. What about the rights if the other tenants?

    A LL has a right of immediate entry in an emergency, and to not stress the point further, we don't know whether this pest issue is an emergency.

    You don't. You issue a S21 or an S8 and go to court to regain possession.

    She posted here at 10:20am. We don't know what time tomorrow the visit is expected. It may very well be more than 24hrs from the notification.

    I find it interesting that her initial reaction is "There's no problem - the landlord's wrong! (But one of the other tenants might have reported one that I don't know of...)"

    The suggestion of DIY treatment is also quite amusing.
    The OP has said they're willing to rearrange, just tomorrow is not convenient for them.

    Does she _need_ to be there? I'd suggest not. It may well even be hazardous to her health FOR her to be there.

    I don't disagree with you. The tenant clearly had 24 hours notice and has little reason not to give access.

    Perhaps it's because there has been a break in previously and the OP simply doesn't trust anyone being in there without her.

    But that doesn't change the fact that she has not given the landlord consent to access the property, Her reasoning is irrelevant to the matter.

    That's why there are no 24 hour pest control companies in the UK... Oh wait, there are!

    Rather, the landlord is somewhat belligerent for assuming that a tenant will be at their beck-and-call and will not mind unaccompanied strangers in their home.

    Tell him to do one.
    Give him some times when you will be available to accompany anyone who enters your home.

    Um - I am a landlord. Landlords have rights, but they are also required to respect their tenants privacy, allow them quiet enjoyment, and give them adequate notice.

    Yes a landlord does have right of access in an emergency - eg water pouring out of the ceiling. There is nothing to suggest this is anything of that scale. Most pest control issues need to be dealt with in a timely manner, but are not an emergency.

    The OP said she'd been given less than 24 hours notice, and in any case this time was not convenient. She's even prepared to pay for another time which is more than reasonable.

    I'm actually shocked at the vitriolic and mocking way some of you have responded to her.
    I'm not a lawyer, so this is just my opinion. Don't go acting on legal advice you get from a stranger on the internet!

    As the only untreated house in the area I wouldn't want the creepy crawlies to come to my house so I would send a representative to give access.
