If the tenancy agreement is silent, you could argue there is an implied contract term that a washer will be repaired/replaced.

It would seem that he is under the same impression as the vast majority of people - that it's automatically his job to fix anything that was already in the property.

If the inventory specifies the precise washer (make/model), then you can argue a replacement should be the same or similar (including drum size etc).

I'll have to double check the details on there.

a timer to run the washer at night costs less than £5.

My understanding is that not all washers work with timer plugs - especially digital ones without the mechanical cycle knob that clicks round as it goes.

Digital ones usually won't work as they often require a 'soft key' to be pressed to start. However, a digital one will almost certainly have a delayed start function anyway.

So; the replacement has a 25% smaller capacity, no timer, is filthy, and to boot has been hooked up to the hot water supply.
I can't put a timer at the plug as it doesn't fit - I broke one trying last night.
    I'm quite annoyed.

Every house we've ever rented, unfurnished, has had a cooker and oven, and a larder fridge. Not necessarily a freezer or washing machine, although once when there wasn't the LL had offered to get us one (that he found off a skip, probably.) Sometimes a dishwasher on the basis that it wouldn't be fixed if it broke down (i.e. a previous tenant left it there or LL got it off a skip). No kettles or toasters etc.

Most of the places we've lived in had blinds, but no curtains. It was expensive and a pain to get blinds made to measure in a house that we only lived in 2 years. In my experience blinds can get damaged easily. We fix ours when they break to keep them in good condition, but not all tenants will leave them as they were when they moved in!

When I moved into my flat it was classed as unfurnished but came with fridge ,washing machine and hob and oven were built In. They also had curtains in all the rooms which was nice I have slowly changed them but have kept the originals to put back if and when I ever leave . Personally I would like to rent places that did have fridges and washing machines as it is expensive already to rent without having to purchase white goods on top. I have told my landlord if they break down I am in a position to buy and take with me when I leave.
  • We rent out 2 flats that we offer furnished or unfurnished. White goods and window dressings are provided on both options. :)
