Vendors messing me around grrr

This has been a right ball ache from start to finish.

1) the vendor agreed to move out to rented house if they couldn't find a house on time, this was agreed via estate agent and in writing via email

2) they then kept changing exchange dates, until i got that miffed i said either we exchanged or i was pulling out of the purchase,

3) I've been changing all my addresses on my creditcards, banks, sky tv etc etc then this morning i get this message from sky:

"the existing customer at your future property has requested a change in date that your services will go live, your sky talk will now be activated by 01/04/14"

!!!!!! my completion date is 25th February! now i'm getting the feeling that they will not move out on time, even though they have signed the contract.

What can i do? i've already hired plasterer and painters to come work on the house prior to me moving in with my family. They start work on 26th Feb. Also i have given my notice to my LL last month so need to be in the house by the end of 28th.

If the vendor doesn't move out can i legally just walk in? After all it my house on the 25th.

    You have a completion date but have you eactually xchanged? Your post isn't clear on that.

    If you have exchanged then they must complete on the date agreed at exchange or will suffer consequences.

  • So what happens if the vendor wont move out?

    You can force the completion to take place but this will take some time. I would raise your concerns with your solicitor asap.

    As you've exchanged, then I'm sure the 25th will happen - although I can understand it will be anxious for you until you've spoken to your solicitor and got him to ascertain from the seller's solicitor what the seller thinks is happening.

    The seller's solicitor will read his client the riot act about completing on the 25th!
  • There was a clause in our contract that if the vendors didn't move out on the 11th Feb they had to pay us 4% of the purchase price for each day they went over.

    It's possible they had to give 14 days notice for their services to be ceased?

    I think lee111 is correct as I think I had to give 30 days notice to Sky for my last move.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
