Cleaning of windows in rented flat

I've been living here for about 7 months and have given the appropriate notice to move out in three weeks time. I've never cleaned the outside of the windows.

The tenancy agreement says
To clean the inside and outside of the windows of the Property regularly and at the end of the
Tenancy, but only in domestic situations where it is reasonable, safe and practical so to do.
The flat is on the second floor (i.e. two above the ground). Is there any determination of what could be considered "reasonable, safe and practical"?

Would I be expected to pay for a window cleaner or are we to assume the height from the ground would be too far?

  • If the windows can be cleaned from inside e.g. are tilt-and-turn or traditional sash type then you should clean them.

    Otherwise it would not be reasonable and safe for *you* to clean them. The tenancy agreement says nothing about paying a window cleaner.

    Most large blocks of flats will have a block contract with a window cleaning company so your windows may already have been cleaned without you noticing.
    A kind word lasts a minute, a skelped erse is sair for a day.

    In my opinion there are two things to consider:

    Was the outside of the windows cleaned professionally when you moved in and was this noted on the inventory? You are expected to return the property in the same condition save wear and tear (not dirt!)

    I have never seen this clause inserted in a contract (the bit about reasonable. safe and practical) so presumably there is some 'get out' here. Have a word with the LA/LL if still unsure.

    The inventory says
    Bedroom, living room and kitchen glazed windows
    condition - good
    installed 2005
    I'm not actually sure whether they were cleaned or not externally when I moved in. The front page of the inventory says
    The property should be returned in clean, net and tidy order, with
    attention drawn to:
    1) cobwebs to ceilings and walls
    2) dusting of skirting boards, door frames and other level surfaces
    3) mildew to window frames and glazing
    4) window glass to be cleaned to interior and exterior
    5) interior and exterior of any fixtures, fittings and appliances
    However this was signed after the tenancy agreement was signed
  • As I see it, you have agreed that the interior and exterior to be cleaned - not mentioning whether you or a cleaner should do it... My best guess it - hire a cleaner since its the 2nd floor...
    My guesses aside - try reasoning with your landlord.. what does "good" mean? Is leaving the exteriors as is, is it "good" enough?
