How to get a mortgage without proof of address

We are giving my son a large deposit to buy a flat. He needs a £150000 mortgage which should not be a problem at all. He has lived as a tenant in a flat for over 3 years.
However, we have a problem as the mortgage broker and provider seem to need specific proofs of address.
He has a passport registered at the rental address and a letter from the landlord saying he has lived there for 3 years but has left all his bank statements and driver's licence (which he does not use) registered at our home address as they all come here by post etc.
Now they are saying that won't work for the mortgage application.
He has no bills in his name from the rental property as the landlord lives on site and pays the bills in his own name and the tenants just contribute.
What can we do to resolve this?
Would it be easy to change the address now with the bank/builiding society where he keeps his money - all the websites indicate they also need proper proof of address.
Or would it be better if his address was changed for the mortgage application and with the solicitors to our home address.
It's such a mess as his work have his rental address registered. He is really panicking as we are trying to get this to go through quickly and are worried we are going to lose the property.

Which address does he use for the electoral register?0

When I called my lender before applying they advised me that I needed to change my banking address to my actual address, as like your son, my billing address was my parents address.
This is because otherwise the credit search could be a people as my electoral roll details wouldn't match my billing address.0 -
Passports aren't registered to an address.
3 years is a very long time and it is an offence not to change the address on your driving licence (it is free to do this).
Does he not have a credit card/bank account registered to the current address. Does he have to go round to his parents to get statements every month? Unfortunately he is going to have to state address for 3 years so it may be better to say he is resident at his parents or change his details and wait for 3 months!
Depends on where he is registered on the electoral roll?0 -
He is not on the electoral register at his rented address. He just didn't do it. But he was on the electoral register at our address. I assume he may still be on it but am not sure - I would have taken him off the census at some point so would that make a difference.
I assume he could change his banking address but he seems to think that is something that also needs proof of address, like bills etc which he does not have.
Also if he changes his address with the banks etc now while we are trying to get this all through quickly, will it matter that it has only just been changed, .i.e. wouldn't they want to look at last 3 months of statements or whatever?
He has no credit cards, bank a/c registered at rental address. He does online banking but hard copies of statements come to our address but he can see them online so that has never been a problem0 -
Do you think the best thing would be to apply as if he still lives at home with us. Would it mess things up that his work have his rental address. Did not know it was an offence not to change the driving licence. He does not have a car as he lives in a rented room in a shared house in London so hasn't driven for ages.0

Have checked the electoral register and he was last registered at his university address which of course is not our home address or the address where he rents now! This is turning into a nightmare.
Would it be easy just to apply from our address. i.e. we have already instructed a solicitor - could they change his address to our address?
And would the mortgage application be easier if he said he was living her as all bank details, driving licence etc are registered here.
Only thing is that his work have his rental address not our home address.0 -
His credit score will be reduced due to his apparent reluctance to let anyone know where he has been living. It is also an offence not to register on the official electoral roll.
Your address would probably be the least worst to use but I would question whether he is really ready to take on the responsibility of a mortgage and so will most lenders I would think.
You will need to be prepared to answer questions about the gifted deposit.0 -

Unfortunately it's not really about it being easier - he has to make sure he always tells the lender the absolute truth.
As you've described it, at worst your son sounds disorganised. That's not great, but it's pretty common.
If he starts telling the lender things that aren't true, then at worst the lender might think he's trying to defraud them. I know all he's trying to do is get his application through - but if the lender gets a hint of fraud, that will make life very difficult indeed. (Lenders share information about that sort of thing, so it'd take some undoing).
Has he discussed this with the mortgage broker? The broker will have seen this sort of thing before, and should be able to advise him.0 -

Do you have a link for this? I know it is an offence to give inaccurate information, but have never heard that it is an offence not to be on the roll. Would be quite gobsmacked if this is the case.0
