  • Ring them directly and tell them you are getting another company out tomorrow to resolve their poor work. Tell them you will then be taking them to small claims court to recover your original amount, repairs needed for their inability to fix the leak in the house, and the amount to fix the roof from the new supplier unless they get someone down ASAP.

    If they ignore this then you draft a letter before action detailing your intention to take them to court to recover costs and damages. Send it recorded delivery to every address you have for them - label it clearly letter before action.

    If this is something that needs fixing now for safety/other reasons then get another company in to do it. At this point though you are almost certainly going to end up in small claims court so it is better to spook them and get the job done properly via phone first if you can.

    I send them another email yesterday, saying if they don't contact ASAP will be sending a LBA ..

    Finally, tenants texted me in the afternoon to let me know that they contacted & turned up today.

    Tenants said they have done some work...hopefully properly this time...won't know until it rains ....finger crossed .....

    now I have to sort the ceiling & walls out which got damp bcos of the continuing leak....

    I really hope that have sorted the leak out properly this time...

  • calender, is the damp walls and ceiling due to the poor work they did initially? If so they may well be liable to pay the cost of repair.
