Is Blackley in Manchester a good place?

Hi again.
It sounds to me like the area you are comfortable with is South Manchester and you are only looking elsewhere because you can get much more house for your money elsewhere.
Why not just go for less - a small flat - in the area you like? After all, you're living in a room at the moment. You might find moving to a house with a garden is a lot of work.0 -
North Manchester is cheaper than the south. By a long way.
Friends bought a tiny 3 bed terrace for twice the place they could have had a huge 3 bedroom house (probably twice the floor space) with massive garden and double garage.
But they wanted to live in Chorlton cos of the twee shops.
I don't think Chorlton is as nice as it was. It's got less real shops and more takeaways which is a bad thing imo.
And it's number one on the burglary list!
Don't ever buy somewhere with the intention/dreams/hope of selling it at 4-5 years to make a profit and buy somewhere nicer. If your house goes up, they all do.

Is in New Moston on a quiet street. I've viewed the one next door and it is tiny really.
Google reckons 12 minutes from a tram stop.

It's near a lovely area called Moston Brook.
There are a few shops nearby and Failsworth has a really good greengrocers.0 -
Im from South Manchester - I grew up in Burnage.
I nearly bought a house 18 months ago in Burnage for around £90k, it did need some work doing to it and that would have brought it up to £130-140k... but we could not agree a final price.
Eventually i moved out a little bit to a place called Handforth. Prices are similar to Burnage, maybe slightly less but to be honest it seems like a completely different place. There are no gangs/groups of hoodies hanging around, police seem to exist and be present.
I always wanted to buy in Didsbury (thats what my intention was to work up to) but since moving here i have changed my view, i would now prefer to stay here or possibly move out a little bit more.
As far as Blackley goes, i very nearly bought a BTL house there a few years back. After driving around i wasnt 100% and at the time there were stories about stabbings and rapes around there a lot.
We have no idea what your budget is, but parts of Sale are not badly priced and Heaton Moor/Reddish.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. I'm in New Moston (not to be confused with Moston !) Its really quiet but I am on the bank of the canal. The tram stops are about 10 mins walk away, its in between 2 stops. If you walk over the canal bridge to the main road it takes about 5 minutes to get to a bus into the City Centre.0 -
If you can afford Heaton Moor, buy there. I doubt it is anything like £60K though.0

I am 44 years young and lived in Blackley my whole life the area has had its ups and downs one thing i have noticed with the Manchester council at least is that when an area is about to be developed ( approx 10-15 year plan ) they tend to use it initially as a dumping ground for undesirable s from other communities ( asbos etc ) but they also tend to put them together in a certain area where its easier to keep an eye on them this has happened in higher Blackley of late Victoria ave from Rochdale road down to Heaton park ( once a very good area of Manchester ) property is cheap here my advice is buy here keep yourself to yourself all will be ok the area is being developed such as the village which is going through a major overall at the moment my point is they did the exact same process in moss side the area was really bad in the 80's so when they decided to upgrade it they ended up moving the undesirables out redeveloped and now its a very up and coming community i believe this is the plan for Blackley but like i say that's my belief0

I downsized to a modern house in Blackley in a street of older houses some of which go for £60/£70k. The street is very very quiet with a large park at the top of the road. Five minutes walk to shopping centre and a huge choice of bus routes into the city centre including one to the university area. In the two years I have lived here there has been no obvious trouble and as an elderly lady I feel quite safe.0

I think the very first thing to do is work out your budget. Once you have that established you can start looking at properties in different areas at the right price; you will then have the dilemma of area vs property, but at the level that fits your budget. You will need to prioritse what is important, e.g. location, number of bedrooms, garden, parking, house size etc and decide where you are most willing to compromise.0

I've just moved here having lived in Withington (South Manchester) for two years. Yes it is true North Manchester isn't as glamerous as the South however things are changing.
Blackley has loads of greenery and parks around it, especially Boggart Hole Clough, an awesome park that will take you several weeks just to cover it.
There are a lot of new build houses being built by Taylor Wimpey, especially on Charlestown Road. There is a good influx of middle class people coming in and the property prices are set to rise significantly as a result of this in the next few years. It's got good links into town with buses every 10 minutes and local pubs and all the 5 big supermarkets (Aldi being one of the 5!) within a 5 minute drive.
I would just say remember West Didsbury 15years ago? You wouldn't recognise it if you went through it then but now its very cosmopolitan. I can't say for sure but I reckon Blackley will be the trendy secret of North Manchester in a couple years:beer:.0 -
I lived in Blackley for over 10 Years, just by Boggart Clough, I would happily move back if I had to, but still only live a stones throw away by Clayton Vale
Avoid Rusholme completely, Moston end of Blackley (not New Moston) gets more rough, but Higher Blackley or Blackley in general is a safe bet.:A:dance:1+1+1=1:dance::A
