Help in deciding areas in luton

Guys, I need a little help from those living in Luton, Bedfordshire or have a good knowledge about areas of Luton.

I am looking to buy a house in Luton and need help about which area should I look at.

Thank you for your knowledge.

Thanks

Is there a reason why you have to buy in Luton? I have just sold my house and cannot wait to get out of here!

I guess if there's a reason why you have to buy in Luton then I would probably head for Wigmore area but I would definitely look into areas outside of Luton if you can.

Can I ask why you are suggesting not to buy in Luton?

Good areas but houses are all new built and houses are small - Wigmore, Barton Hill, Bushmead

Moderate areas - Icknield, Sundon Park, around A6/Old Bedford Road, Stopsley, Limbury, Farley Hill etc.

Bad areas - Marsh Farm, High Town, Bury Park, Lewsey Farm, Biscot etc.

You can get traditional large houses in moderate/bad areas.

After living here for 28 years I have seen it turn into a complete hell hole. A simple search of the police.uk crime stats would give you my reasons why. Still if you're not fazed by that then each to their own and it has the positives of the airport, great links to London and a good shopping centre.
  • Thanks @movilogo.

    How about Legrave, Limbury?

Can I ask what is the criteria of bad/moderate/good? Is it regarding crimes, people living there, drugs issues etc. or any thing else?

    Many thanks

    Leagrave is OK.

Have you ever been to Luton? If you just visit those areas (at different times of day) you will realize yourself :)

Limbury's OK, not sure about Leagrave
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

If you've got plenty of money try Harpenden, very nice, about 6 miles south of Luton, or villages such as Caddington or Barton-le- Clay.

  • @lincroft1710. I wish I had. I been to Harpenden and I agree it is a very nice place but very expensive.

I'd suggest bedford or milton keynes instead. All towns have the lesser desirable areas but a lot of people I know are moving out of Luton to these areas due to the decline in Luton. Not helped by recent high profile news coverage of violence and racist crime.
