The West End is slightly different.
The OP is talking about working at Warren St/Euston Sq., so within walking distance of Euston, St. Pancras and Kings Cross. I wouldn't be considering a South London location served only by Mainline trains on that basis. Unfortunately, Thameslink can be painfully slow across central London, too.
Thanks. This is indeed my problem. I know lots of areas which are within budget and I know I like but are SW. Like Cheam, Carshalton, Worcester Park sort of areas. The train costs from there aren't even that bad either, but unfortunately the journey would be awful.
From Teddington station to my work would be 70 minutes plus, add on another 10 minutes to get to Teddington station and you're looking at a ridiculous commute. Especially considering the trains aren't that regular and just missing one could add an extra 30 mins on to your journey. It's why I just can't consider anywhere that far South which is a shame as there are a lot of lovely places there.
Purley is another area where just to get from the station to my work would be almost an hour.
So I think I am stuck with the North, unless I can find something South in zone 2/3 which is still under 500k. And it seems there's a lot of nice places in the North so it's not so bad.0 -

I commute from Mitcham Eastfields, SW london zone 3 to Warren Street.
20-25 mins to Victoria mainline
2-3 minute walk to the underground station
8-10 minute tube ride to Warren Street0 -
It's absolutely amazing that people would consider walthamstow and Leyton. Did you watch Inside out Tonight. The chinese are pricing you all out of the Market0

South Zone 2/3 - you could look at Honor Oak, Crystal Palace, Ladywell, Hither Green, etc. These are all places where the overground train to a London terminus takes 10-15 mins (Crystal Palace 20mins).

In the week that this thread has been going a house priced at £500,000 in London has probably gone up by £1000 so whatever you decide do it quickly. I would not want my granchildren brought up there now.
I was born in London in 1950 (in Streatham) and lived there until I was 23. Now I live at the seaside in the north west and £500,000 would buy me a palace. No jobs here though.0 -
Walthamstow would be a great option.
Less than 30 mins on Victoria line, zone 3, leafy up and coming area of London with lots of great caf!s, restaurants, pubs and green spaces.
Largest urban wetland park in the country at Walthamstow Marshes, plus on the edge of Epping Forest.
Lots of money being spent in the area. New cinema, restaurants, caf!s, shops being built at The Scene at Cleveland Place, due for completion Dec 2014.
Not only is it a great choice, it's a smart investment. A 3 bed now is 400k. In two years it will be 600k.
Good luck with your search. If you do go to Walthamstow stop into the Village district on Orford Road and the William Morris Gallery in Lloyd Park. Bit of a convincer!0
