You may be able to pick up houses for less than 40K in Teesside - we did - but it's a street house in Central M'bro! A bit different! I agree that the garden could do with some tubs or something - will get onto that! Price may be slightly high as I have said before - but we, like most sellers, are open to negotiation!! I can't see how Thequant reckons we are asking £100 000 too much - you wouldn't expect to get a house like ours for £200 000 - look at comparable ones in nearby villages.0

Only a few 4 bed detached houses at £305k within 40miles of teeside.

Working back through to £280k for places within 5 miles on first look there are a few to look at first but you would need to know the areas.

Sorry but the facts speak for themselves,
The last sale in that street for a 4 bed detached was for £219k in 2009, the current zoopla estimate is £205k for that house.

Looking at what has sold, breaking through £250k tax band will be nigh on impossible.
To achieve a super-premium price, a conservatory would be expected and a much more contemporary interior. That new(ish) jumbo roundabout on A66 would worry me - is a big estate planned?0 -

And breaking through the £300k will be even harder.
If it is the Willow Chase house, the photos are in the wrong order and don't show the room 'flow' well. Some could be better positioned/exposed. The front garden could be refreshed. If the house has open views from upstairs a photo of that would be nice.
Other than that I can't really criticise the house, so it's got to be the price.A kind word lasts a minute, a skelped erse is sair for a day.0 -

I think you need a serious look at what is selling round your way and what prices they have been achieving.
Come up with some evidence(for yourself) that your place will get anything near £300k.
With an exchange on another place imminent, I would also review that purchase, if your expectations for your own place are high it may be clouding your judgment on the value of the one you are buying.0 -
We bought a 4 bed link detatched in Yarm in Teesside last feb for £165000!A bargain though have spent £10k on it already,all new doors,windows etc and still needs at least another 10k spending on it for new bathroom,cloakroom and boiler!
Still cheap though compared to down south!
The house in eaglescliffe link from getmore4less is near Yarm bit furthur away from Long
newton.
Ops house is very nice but does seem expensive though i dont know the area well.0
