House sale - getting nowhere! Any tips?

    Price is too high, put it on at £299,995


    Sorry How can you know it's over priced? You don't know anything about the property or the area and how houses may be selling there??

    Anyway - from my experience I think there are less buyers around at the moment (I'm in the SW) Last spring I sold my property for the asking price within 6 weeks. That buyer pulled out at the last minute and we've been back on the market since October. We changed agents at the beginning of Dec and so far have only had 1 viewing. We are bing told to "hang on in there" things will pick up as the weather improved. Out agent has said a drop in price at the moment is unnecessary.

    Have you asked the agents for specific feedback and advice?
    Do you know anyone who has bought recentyl in he general area and might be able to give you some honest feedback - if there have been no viewings then it may be that there is something in the way the property is being presented which is ofputting - if you post the rightmove link people will be able to offer some feedback.

    It is a quiet time of year - if you are coming to the end of the time with your current agents it might make sense to ask them to stop marketing it, wait until our lock in period with them is over, then start fresh with a new agent. (I think the gap will mean it will be less obvious on rightmove etc that it has been remarketed)

    It doesn't say "chain free" in the blurb - do you think that would help? Should I ask the agents to add that?? I am a bit doubtful about putting the link to Rightmove on here, as I have seen some pretty unhelpful comments when others have done that and furniture, etc is so subjective - anyway they aren't buying that and all the agents who came (and friends) have told us it is fine. The garden looks a bit tatty, but that is the time of year - had the photos been taken in summer, it would have looked fab! Maybe the price is a bit high - perhaps we should have gone with £299 950.
  • I would definitely add in about there being no chain.

    Price wise - given that one of the parameters you put in to search zoopla & rightmove is price, it may be that having it just under £300,000 rather than just over would mean more people see the listing? The next band after £300,000 in the options is £325,000 so people who have a budget of £300,000 may chose to search up to £300,000 rather than up to £325,000, and won;t see your listing at all.

    I'm sure you'll get some unhelpful comments if you put the link up, but may get helpful ones as well. Entirely up to you, of course.

  • putting up the link requires a little bit of thick skin and a tonne of salt :) BUT it can help, especially if you haven't noticed things.

    but if its neutral, tidy and fairly bland i'm sure people won't be able to offer a whole lot more useful opinions :) ... unless the photos are rubbish. x

    Ithink you need to expand your search for sold properties.

    What is selling for £300k, try to work out why.

    Might be that there is too many desperates at the £250k so people are going for those rathger than negotiate a £300k down

    Things might pick up but you need to get them into the village and through the door.

    What does the street view look like some times the cars when round on bin day or the day someone was working on there car in the street.

    Is there some know potential development plan that puts people of this area.

    Family home, don't many like to look around easter so they move at the end of term/summer.

    Definately chainfree on the add but if it is clear you have moved on it may give the impression you are getting desperate so might result in some cheeky offers at £250k

    I would probably bring the price down to £299,999. A lot of people would look up to £300k and your property would not show. Remember once you move you are going to have costs going through on both properties, so you are losing them each month ie council tax, insurance, gas (for keeping it warm in the winter before it sells).

    Be brave and post a link, most people are not nasty and if just one person comes up with an idea which helps you sell it will have been worth it.

    I think the general guidance is - if you are getting no viewings, it's the price. If you are getting viewings but no offers, then it's probably the house.

    If the price is reasonable, even terrible pictures will only put off the most superficial. If it's not reasonable, then you'd need AMAZING pictures, and most likely when people arrive they will realise it's still overpriced and won't come back.
